Room was clean, warm, enough space. The most important was excellent location. We were lucky - there was free space for car. We did not wish the breakfast.

My room was very cozy. It was like a dorm room, with twin beds and two working spaces, a kitchenette. I really liked it, one of my favourite stays in Tartu. I booked it on purpose to be a nice hour's walk from my university. Most people would take the bus (stop's very close), or drive, or whatever. And you guys, there's a legendary fast food place called Sirius close by, and the food is really cheap and really tasty. No joke.
