I think it needs some renovation, upkeeping of the premise. Seats @ lobby was good, so have some power plug points for guests in need to charge their devices.
(the carpet tiles around seems quite dirty or been too long used.)
English-speaking foreigner staffs (at least one) at the reception is a bonus, in case local Japanese can't converse well in universal language (English) to any non-Japanese Asians or others.
Please check the English translations are correctly written in Hotel Information Booklet/paper given to guests while check-in.
Coin laundry - is it deep cleaned monthly? Since many guests uses, hygiene is necessary. (This is for all hotels, not just LiveMax)
