Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

ItalyWe found a lot of trash both in the water and inland. The meals were tasty but with very limited offer. Our cabin had a lot of dirt under the bed and the bathroom was flooding when showering, it feels like it needs a renovation and more attention from the owners.
The view is absolutely beautiful, and the instructions to get there were clear. We liked that they offer meals and some activities, especially the kayak tour.

United StatesLost of garbage floting in the river. We asked them "why" they said it comes from Valbona. The next day, we took ferry to Fierza and saw tons of trash floating in the river. It's sad to see how beautiful place is being trashed. We saw trash by 5 stinets and in Shala River as well. It's everywhere. Albanian people are known to be clean when it comes to what's theirs. They need to think of their natural resources as their own and care for them as their own. If they don't clean it, it will affect their business. People will stop coming. Nobody wants to see trash and nobody wants to swim in it.
Comfortable and spacious room/house. Pictures on the website are accurately displayed. Air-conditioned. Breakfast (included) and dinner (optional) both were plentiful. But the menu is non-existent. Food is prepared and brought up to the table without any questions, whether you have any preferences. I believe that language barrier is one of the reasons for limited communication. IMO, fish was the best option for dinner. No coffee. Transportation: If you book to be picked up from Komani private, make sure to clarify the cost, as in booking.com, it says 60, but they charged 100 euros. If you want to spend all day at Shaa River, hire them to send you and pick you up, 100 euros. We arrived there early before all the other ferries with hundreds of people, and we left late way after all others. You can rent kayaks there and enjoy.

SpainThe TV didn't work which was annoying for the kids and the AC was noisy.
The location was unique and the view was incredible. It was a very relaxing, comfortable stay. The staff were very friendly and the food was delicious. We walked to the next village which was interesting and hired kayaks on the lake. The next morning we took a trip to Shala River organized by our hosts. Staff were busy with day tours but very helpful. Wifi was good.

AustraliaWe would have loved if there was white wine/snacks and next time we would pack our own. That said, would defs not stop us from going back!!!
Location - the location is beautifully set, and close to Shala River (about 10 mins on a speed boat). The view is amazing but it is also so amazing to be able to hear the sounds of nature given 5 Stinet is so remotely set (felt so so safe though). The views of where the water meets the mountains from your room is unparalleled- we loved it!! Staff - the family that runs 5 Stinet are so lovely and so so kind/thoughtful. We really felt looked after and cared for over our 2 night stay. The team were always helpful when we asked them questions and were able accomodate our needs. Logistics - 5 Stinet is well connected with Ferry Berisha so the transfers are sooooo easy. As part of the room cost we had free ferry transfers to and from 5 Stinet. The 5 Stinet team organised vans for us from Tirana to Koman, and from Koman to Schroder. They also helped us with our transport to Valbone. Room - the rooms were so clean and new. They were also very well equipped, with a double and single bed, and a wardrobe. Importantly: the room had a great split system which cooled the room perfectly!! Bathroom was modern. In front of each villa there is a table and chairs which was lovely to sit at in the afternoon. Food - the food was plentiful and we were so well fed!! We ate breakfast, lunch and dinner there. Breakfast was included and lunch and dinner was reasonably priced considering the portions and deliciousness! All the food felt locally sourced and traditional Albanian dishes (yummy fish, chicken, greek salads, bread, tzatziki, roasted vegetables, baked cheese). Drinks - 5 Stinet offers water, soft drinks, beers, and red wine (maybe other drinks but that’s all we tried). Activities - 5 Stinet run a daily tour to Shala River but you can only stay one hour and it is an extra €10. We went twice because we loved it so much!! You can also kayak and hike. The kayaks are for 1-3 people. Our favourite activity was swimming - there are two swimming spots: 1.

AlbaniaEverything was perfect. The villa was very cosy, clean, nicely furnished, you had everything you needed. The surrounding is just like in the photos, wonderful nature, with breathtaking view of the lake. The staff was very kind, friendly, and helpful. They did their best to make you feel comfortable and enjoy your vacation. We have been other times in Koman, but every stay lacked something in food, or communcation, or conditions. 5 stinet was really surprising. Would definitely come back.

ItalyThis is a minor thing because the staying was amazing, but I would try to enhance the ferry options cause they’re limited to two times per day. I would simply add a third but it works amazing anyways.
Best hosts, best spot and best food I have ever tried outside of Italy. The hosts were amazing, kind and patient in giving you every possible option to really enjoy your trip. Absolutely recommend!

MaltaOur stay at 5 Stinet was truly exceptional. The complex of small villas offers breathtaking views of Lake Komani, providing a serene and picturesque setting. Our villa was clean and comfortable, featuring a lovely patio that overlooked the lake — perfect for relaxing and taking in the scenery. Both breakfast and dinner were outstanding, offering delicious local flavors. The option to rent kayaks added an element of adventure, and we also enjoyed taking the ferry to Fierza, which was a unique experience.

United Kingdom5 Stinets main business is providing lunch to day tours - the accommodation sometimes feels like an after thought. There is no written information about tours or activities or timings. We almost missed the Shala River tour - luckily I happened to ask just in time. Saying that, all the staff are nice and speak good English. You just need to be proactive about asking!
Absolutely stunning location - it was a real treat for us to stay lakeside with such a beautiful view. Room was comfortable with good A/C and wi-fi. Dinner was plentiful and delicious at 12 Euros pp. You would pay a fortune for this anywhere else in Europe. Great range of activities ...shala river and kayaking. I found getting info on the ferry/activity schedules quite difficult & little confusing. Do NOT book a ferry ticket from Koman - Frieze as it's FREE when you stay here. If doing the Lake Komani - Valbone - Theth circuit like us, I recommend booking through booking.com and getting them to organise your transfers and free ferry voucher. We got the 5.30am transfer from Tirana to link up with the ferry, arriving at 5 Stinet around 9.40am. As soon as you arrive, ask about the Shala River tour - it leaves within the hour and returns for lunchtime - the cost is 10 Euros pp - otherwise you'll need to pay for a private boat. In the afternoon, you can kayak for 4 hours at 10 Euros pp. Transfer next day up to Frieze at 10am and onto Valbone was very smooth. Basically, the cheapest/easiest way to do all this is to fit in with their regular schedule.

United KingdomThis place is in a simply stunning location, it is so quiet, safe and secluded. Very romantic and chilled out. Only thing is being so remote, there are no shops/other bars/restaurants so totally reliant on them to sort things. That being said they were very attentive and welcoming and the food was lovely, if a tad limited in options (but this was my experience in rural albania and no criticism on them, they did a great job) The host was a diamond, thank you. Helped arrange kayaks, boat trips etc and the water there was lovely for a swim. The room was perfectly clean, good AC, nice outdoor area. The transfers - I in fact paid via paypal which I get the sense is important when I arranged our boat transfers - all very easy, the boat transfer people work in partnership with them and were likewise responsive. The boats themselves were also a nice way to get to and from (if going from fierze as I did, get there early for a decent seat!) Thank you for a lovely stay overall, I would recommend you to anyone.

AustraliaIt was such good value for money so difficult to compare with an expectation of a six star resort. They are investing in their business so will be keen to visit again to see how this property evolves. There were some language barriers so maybe some clearer instructions on what’s available for guests but if you ask they will let you know.
An amazing location that offers repeatable beauty and a traditional Albanian experience.

United KingdomThis seems to be operated by a middle agent who is sketchy. Before arriving at the property I was sent an invoice which inflated the price I agreed to on booking.com by €4, when I challenged this I was told it was a “pay pal fee” - it seems suspicious that these two amounts were exactly the same! Visitors should be aware that this stay will end up costing almost the same again in food and activity costs and that this can only be paid in cash. All activities cost €10 and each meal costs €12 (excluding breakfast). As this is a completely remote location with no other food options around you are captive to these costs. This is also very difficult to get to if you do not have your own transport. You are then tied to shuttle times which are linked to the ferry. That means arrivals from Shkoda need you to be on a 6:30am shuttle and departures will be with the 2:15pm ferry. Factor that time into the amount of food you will need and therefore the amount of cash to carry!
The family here were lovely and have done an excellent job. The villas are great and this is an excellent spot for a relaxing night.

SpainWe missed an introduction to what kind of activities exsisted. There wasn’t any information about the fact that the cabins were in the middle of nowhere and with no access to any kind of supermarket or pharmacy. There were no snacks available but there was apparently other drinks than water available but they never told us that, we asked the last day for some coke or Fanta and they had that, but that would have been nice to know from the beginning. If you stay here and need to eat, the only option is to eat at the cabins, with the same three foods everyday. The food was very nice but it would have been nice to have som variation. If you want some snacks or is in need of any necessarities, there is nothing there. Most activities like kayak or ferry boat costed extra, which was sad because there was nothing else to do.
The host met us at the location instantly. We received the keys and had access to our room instantly. The cabins were amazing and the view was incredible. The “garden” outside was also very good. Very good food.

I will do this in english so it reaches more people: this accommodation is a special place! Getting there will be an adventure by itself and you will be rewarded with a breath taking view and raw nature. It's a family business and the people living and working there are the kindest and most helpful people ever. The animals on the grounds are only adding to the authentic and charming way of living on the hillside. The food was great and the ingredients mostly home grown. Eating there feels like a having an Albanian family meal. Our cabin was offering everything we needed for our stay: big bed, funktional clean bathroom with all amenities. We also rented a kayak and got to explore the lake and bits of Shala River. Staying at 5 Stinet was everything we hoped for and more.
