It is a pricy place to stay, so it may not be ideal for people who are traveling on a budget. If money is not an issue, I would highly recommend this place. There really isn’t much I can criticize.

There were so many great things about this place. First, it is located within the second ring in Beijing, which makes it very close to the major tourist places in Beijing, such as the forbidden city, temple of heaven, and soho. There is a subway that is a 10 min walk outside of the property. The place was very clean, and it looked like it was newly established. The facilities were great. Down in the basement, they have a mini-workout room and a pool table for entertainment. There is also a shared kitchen in the basement for people. The rooms are not like your typical hotel rooms; they look more like studio apartments rooms that guest rent out. There was a kitchen, small living room area, and a queen size bed. Next time I am in Beijing, I will stay at this place again.

The ‘apartment’ has a kitchen but no pots or pans. There were 2 plates and 2 mugs, some cutlery. Nothing else. What is the point of having a stove when there is no pan? There was a good washing machine, but no detergent… not great.

It could have been much cleaner

Fantastic location, great staff and great services! The only problem is that room was literally not clean when I arrived. There were stains everywhere on the surfaces when I arrived at midnight. The staff were all so helpful and we changed a different room, but same thing happened again, stains everywhere.

I would have rated Base higher if not for the strong smell of cigarette smoke. As a non-smoker, the smell was very noticeable - weirdly, the room smelt fine whenever I got back in the evenings but the smell was very strong in the mornings.

I loved the combined benefits of essentially staying in a personal studio but also having a hotel reception and daily cleaning services.

- Location is quite a long walk to the subway station (about 10 mins brisk walk), tourist attractions and shopping areas - Lighting is too dim and it would have been good to have decent lighting in the bathroom for makeup purposes - Hairdryer is too low powered

- Spacious and comfortable with a kitchenette - Comfortable bed and pillows - Washing machine in the room - Well ventilated bathroom with heater fan option and sufficient wall hooks to hand towels and clothes - Polite and helpful staff

1. The property access is through an old very narrow alley and in the ethnic neighbourhood. 2. The ACs didn’t work esp in master bedroom. The temp in the room was 29.5 degrees C and I was given a standing fan and asked to keep the windows open. I felt cheated and not worth the money paid which was equivalent to any 4-5 star hotel. 3. The kitchen is non functional. They don’t even provide kitchen utensils. After asking they provided some but didn’t provide even a bowl for heating in microwave. No knife allowed in kitchen. They ask you to carry everything downstairs’ in community kitchen and cook. Even that kitchen has no addl vessels or facilities. 4. The housekeeping staff will not wash the used utensils if not specifically kept inside the sink. If the cups are kept adjacent to the sink as sink is full she will not wash them . Happened many times as if she is reprimanding us.

The air conditioning was ineffective with room not getting cooler than 24. No food bowls, glasses etc, nor coffee or tea, very basic set up.

Front desk very incompetent. We were given a non-functioning key card three times. So we got to the 8th floor, couldn’t open our room, and then had to call - repeatedly. We also got to the property early and were told that we could definitely check in at 1pm. We got back at 1:20pm and wasn’t let in our room until 1:40pm. I know the officially check in time is 2pm but I don’t appreciate misleading information. I had a concert to play at 3pm that day and this certainly made the whole day’s schedule a whole lot worse. Also be aware that this location is on a side of HUTONG - an alley. Some can drivers are very reluctant to turn in on the street.

It wasn't clean enough. The mattress had stains and you could see them through the sheet. There was black hair probably from previous guests (especially in the carpet). Bad rating is due to the lack of proper cleaning.

The staff was helpful, even though some of them did not speak english. We booked this apartment because it has a washing machine and it worked well.

Staff are very friendly and the location is close to any main resort places. The room is very comfortable and big space.

It could be cleaner. The bed is clean, and the room is generally clean, but it is cleaned sloppy. The devil is in the details.

The location is relatively close to the Forbidden city. There are many restaurants nearby. The room had a good A/C and fast and free internet and a laundry machine.

Sink was blocked for 2 days. Overall cleanness could be better, especially in bathroom.

Appartments are rather big (more for long term stay though). There was a washing machine, that was helpful. Good coffee in the shop downstairs. AC works good. There is a little kitchen, if needed. Reception staff was helpful. Location is not tol bad, you move around by taxi mostly. Metro station is a 10min walk.

Hard to park, the street is very narrow.sometimes I can hear noise even after midnight from the restaurant on the first floor.

New and modern, clean. The staff are nice and always give quick reply!

Access to breakfast and more crockery/ cutlery in kitchen. No option of twin beds - only doubles which is not good for a family situation.

Sadly there were no restaurant facilities for breakfast - although there was a coffee shop at the entrance but the opening time was too late. The kitchens were poorly stocked with no bowls and limited plates. Rooms themselves were very nice and location in the heart of the Hutongs was fantastic.

The place was missing all cookware and when requested, was not immediately available. We ended up going through some trouble to buy ours and were told by housekeeping that most guests do the same. If so, where does all the stuff go after guests leave? They must all be getting pilfered. Why not just keep all the stuff we buy, clean it and offer it to other guests? The apartment was also tiny with very little space to walk in, and it forced us to unpack our suitcases into their shelves. My guess is that European (or New York) folks might be used to this, but coming from Los Angeles this was frustrating. I would give it an 8/10 for cleanliness. Location was in a hutong, which did not end up being as cute an experience as hoped. It was sort of a drag having to walk with a kid all the way out to the larger streets to get any sort of breakfast or basic shopping done. The alley is narrow and you have to watch out for lots of scooters and cars. Finally, the staff was reasonable but not super friendly, and the communication was iffy because there was no phone line and you have to add them on WeChat (they weren't always responsive) or just call their phone number directly.

It was okay in that it was an apartment with a stove, fridge, microwave and washer/dryer-in-one. It wasn't easy to find apartments that accept overseas guests. Relatively close to metro stations. Most Didi drivers were ok going into the street; only one refused.

Tons of mosquitos when we arrived in our room. We were swarmed by at least 4 or 5, and had to kill them ourselves. Hotel did not provide a bug swatter. Made for such an uncomfortable first night as we continued to find more that we had to check out the next day. Whole studio needs a revamping of the grout, lighting, floors, and repainting of walls.

Good value for money. Rooms were spacious and clean. Staff were friendly and accommodating. We were pleasantly surprised.

Severe lack of cooking utensils, pots, pans, sharp knife… In fact, there was absolutely no cooking equipment whatsoever! So, staying for 3/4 nights meant that we couldn’t use the hob as we didn’t have a pan and could only use the microwave. I really can’t understand why they would put short term occupants in this position??! None of the three staff that we came across spoke any English either, which made things quite tricky. All communications need to be made via Google translate etc.

Spotlessly, clean modern property. Very quiet. Close to the shops and supermarket.
