Check-in and checkout were very slow and disorganised.

Lovely, leafy complex, quiet at night and an excellent breakfast.

Shower not very powerful, but plenty of hot water.

Very good breakfast. Basic room, but clean and comfortable. Good location - not far to walk to a bus stop with great links into the city centre.

Our key fob didn't work initially, which was a bit frustrating.

The breakfast was delicious with plenty of choice. Our room was spacious and the beds were comfortable.

It’s a bit of a walk (30min or more) into town so just need to take that into consideration when going to the city center.

Great to have the buffet breakfast in the morning, very clean and good value for the money during the Fringe festival

When the barriers were put up for building work to start & you had to walk all around the buildings to get to the restaurant but no building works were being carried out while we were there.

The breakfast at the property was fantastic & the organisation with the conveyor belt to take away emptys was great! Clean plates trays & cups always available.

The in-room TV doesn’t seem to be working, the shower head also doesn’t work very well. Location-wise around 30mins walk from the city centre.

Very good breakfast, spacious room, great value for the season (fringe festival)

There were no double rooms only twin.

The staff were very friendly and helpful on arrival. They gave us advice about getting into town etc. It was a bit of a walk to the centre, but there were buses available. The room was basic, but I expected that from university accommodation. The breakfast was excellent - there was plenty of choice, it was hot and tasty and set us up for our day. I would recommend the University to anyone looking to stay in Edinburgh as a good value option, especially during the Festival.

There were no towels in my room and when I asked for one at reception, Reception informed me that they were having some housekeeping issues. I asked for only a hand towel, but was given a bath mat instead. I took it and made do.

The location was an easy walk to City Centre. The breakfast was amazing! The bed was comfortable. The wi-fi worked well in my room.

This was University student accommodation, and whilst about 2* it was far better than equivalent hotels. There was nothing we did not like. A bonus would have been access to the student kitchen which has cooking facilities and a refrigerator.

Staff very supportive and reception was open 24hr. Breakfast was exceptional, buffet style. Close to city and just 5 minute walk to bus stop.

Think it through before you book (I didn't!). I accepted that I'd be sharing a bathroom (not all are shared bathrooms) but I didn't think through there not being a cup/glass, kettle and those little bits and bobs you need in a hotel room. Learn from me and take stuff. There's a shop on site but I didn't know until I'd already been out to buy stuff.

Great location and price for Fringe Time

The drain on the shower was incredibly slow, causing it to fill with water and overflow on one occasion. The postcode provided on the booking confirmation did not lead to reception and the TV kept switching back to Dave.

The room was very comfortable, spacious and suitable for my stay. The breakfast was an amazing spread of cooked and continental options and reception was very helpful with any and all concerns I had.

Showers and bathrooms were shared which made them not hotel standard clean, but overall okay for the night.

Good budget option to stay for the night during the summer as Edinburgh can be quite expensive! A quirky place as you feel just like a student! Staff very friendly and gave a breakfast package for those leaving before breakfast! Good enough location to reach the main sights by foot walking 15 min.
