The location was perfect. Really nice restaurants and breakfast places close to our place. Lorenzo - the owner I suppose - was waiting for us. He is very friendly and gave us a lot of useful information. There is a private, beautiful garden too. He told that it was possible for us to use it for example only sitting there and reading or enjoying some drinks. If we will be back one day we would like to stay in this place

Excellent location less than 10 minutes from San Marco but far enough away to escape the masses with some lovely quiet streets and good restaurants nearby. Large room overlooking a lovely little garden to which guests have access. Fridge and tea/coffee provided.

From the communication with the property representatives to the amazing interior design of the room and the common area, everything was great! Same was the location, a piece of silence close to the city center with an amazing garden. Too bad it was raining and was not able to enjoy it! Highly recommend!

At first we want to say “Grazie Mille” to host - Lorenzo. He is the kindest person in Italy, he welcomed us with great level of hospitality. We recommend this accommodation for everyone who visits Venice. And location is awesome, it’s close to Zaccaria river station, room is super clean and he has fantastic garden inside. We enjoyed our one night in Venice thanks to Lorenzo! See you soon, our Italian friend!

If I had to say something… the bathroom door was a bit squeaky but that’s easy to fix!!

Lorenzo was so friendly and helpful! He met us at the property for check in. He gave us tons of info about the property and recommendations for restaurants while we were in Venice. The room was super comfortable and we slept so well! It’s very well located, about a 10 min walk from San Marcos Plaza. The property is modern and they even left us a small bottle of champagne and water as a welcome gift! I would definitely recommend staying here!

The inside doors need to be fixed by a carpenter. They do not close.

When it was raining, there was a smell from pipes, but this is all Venice, so nothing on the owner here.

Location is top, highly recommended. Very nice staff, great to have umbrella for guests, fast WiFi, water in the fridge and prosecco was a great addition. Also tea and coffee in a room was helpful.

The entire place is great, 10 minutes walk from San Marco and near by the church where Antonio Vivaldi was baptised. Spacious bright room, clean, everything at handand and with an amazing green courtyard! Lorenzo is an outstanding full of courtesy host! He took care even to let an umbrella for few rainy days, so thoughtful:)

The fact that it wasn't a hotel but a touristic house should be mentioned when booking (e.g. no breakfast possible). The fact that all rooms are on the ground floor may be a problem if the other guests are noisy -- luckily that was not the case during our stay.

A couple of bottles of water and sparking wine in the fridge for free was a great welcoming gift. Nice garden and very functional and minimalist design of the room. Very friendly and kind staff, which waited for us even when we were very late.
