How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Amenities like kettle, tea and coffee were located outside the room.
Clean rooms, central location, easy to access from Metro station or nearby car park at Piazza del Spagna.

The location, bed size, and mattress were very comfortable. The staff was also very helpful. However, there was no hot water on the first night, which was a major downside to the overall stay. Thankfully, the issue was resolved, and there were no further problems during our two-night stay.

The entrance needs abit or a revamp and from the last time we visited, we’ve seen a difference … the upkeep of the rooms needs to be kept

To be honest, I did have a strange feeling the first time we went to the breakfast room. Going up the stairs, it smelled a bit musty, of course you do have this with older buildings. But when we went inside, it was a totally different world. Everything was clean, stylish and there was definitely no smell. It was a small space to have breakfast but this made it cozy and pleasant to start the day quietly. idea: some more aroma sticks on the stairs. appartement: Freshen up walls with a lick of paint.
We stayed in the apartment. This apartment was very spacious and cozy. Everything was available that you needed. I can recommend this accommodation very highly. The location is also perfect. Walking distance from the trevi fountain and the Spanish steps. We did a lot on foot, but you can easily take the subway or there is a line of official cabs within walking distance. The staff was very friendly and helpful when needed.

Our room (number 3) was very small and not worth it. It was too small for our needs, not expecting this after booking online. Shower/ toilet was very small and awkward to navigate Space to put things was very limited Space to hang clothes was limited. Mini fridge did not work, so pointless.
We loved loved loved the location and the staff.

The biggest issue with the apartment is the noise. It was so noisy. We were woken every night & early morning with noise in the street below especially the garbage collection, trucks and smashing glass bottles.
The apartment was great. Fantastic location and big enough to accommodate the 7 of us.

The nosiest place we ever slept in. They offered us ear plugs but the noise from the streets during the night was way too loud.

Dark room.
Staff very friendly and helpful, rooms a good size, colour was a bit dark. Air con was fab and much needed. Great location.

Some very small things - door to bathroom didn’t quite shut right, slightly musty smell on entry (so if you are sensitive to such things, this might not be the place for you) but we were very happy.
The location was just incredible! Right next to Spanish steps in what felt was a safe area. Lots of wonderful restaurants to choose from. Room had great air conditioning which was very much appreciated given the heatwave outside! Arnoldo was so very helpful. Breakfast was simple but all you needed. The coffee was available 24/7 and was wonderful.

the noise at night in the street as it is very central, and accessing the apartment through the court yard there was a dead rat which wasn't very nice to see

I don't know about the other rooms they have but our particular room was not the nicest for us personally, because of the dark blue walls. It made the ambience slightly uncomfortable. The room scent was also not my favorite but i guess that is preference.
The location was what sold me! It's right at the spanish steps which is just perfect. All of the main attractions are very close by foot. Check in instructions were clear and the facilities felt very safe.

The mattress could have been firmer in the master bedroom. On a main thoroughfare so can be street noise late at night.
Fantastic location, spacious and clean. AC in bedrooms was an excellent feature, great showers. Friendly host, they replenished water bottles daily.

The only issue is steps- if u have heavy luggage to carry.
