Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

United StatesThe pluming in all Tulum hotels leaves a little to be desired.
The staff were very friendly, the location right on the beach was excellent and the food served in the restaurant was of a very high standard. The room was large and tranquil. The spa was also excellent.

United StatesThis small beachfront hotel is a delight - with warm attentive staff, a beautiful facility that is well-maintained and comfortable beachfront lounges. Ma'xanab means barefoot in Mayan - and the hotel's design meant my only need for shoes was when we went out to dinner. The restaurant was very good. It was easy to have food at our room (no additional room service charge), on the beach or at the restaurant. We had a lovely privately set room with an outdoor patio with plunge pool & both indoor & outdoor showers. Exactly what we wanted. A wonderful hotel, we would visit again.

Amazing boutique hotel, staff were incredible the whole time. The rooms with a pool on the balcony were wonderful. Breakfast each day was delicious, we could have it in the restaurant beside the beach or brought to our rooms- a lovely touch! The pool and beach lounges are stunning too. It’s the most lovely stay we’ve had! Would love to visit again.

From the get go, hotel Ma’xanab far exceeded my expectations due to the amazing facilities and the incredible work and attentiveness of the staff. José, Milo and Hermelindo specifically were members of staff who really made a difference to the entire experience. They were extremely kind and always ready to answer any questions we might have and really provided a great service. The food was exceptional and deserves a lot of credit, this added to the experience being even more amazing and I would love to return at some point in the future. Overall it was a perfect experience I had and not a bad word to say about this hotel.

United StatesThis is my second time at Ma’xanab and it’s just as perfect as the first time. The property is clean and well kept. The staff is attentive from the time you confirm your stay to the time you get back home after your stay. The food and drinks at the property are enjoyable so you don’t always have to leave if you want a night “in”. Perfect stay right on the beach.

United StatesOutside of the resort, the little town has declined since we were there three years ago. Many businesses closed or burnt down…not going into why, but it’s sad because this area is so gorgeous and has so much potential. As a woman, I wouldn’t walk alone on the street at night. I hope things improve for both tourists and the local people.
Private, peaceful little piece of paradise perfect for a couples getaway. Could bring the kids but honestly, it’s such a romantic place…better for some adult time. Clear waters, excellent service and a dreamy room with private small pool on your balcony overlooking the water. Food was also top notch. No need for fancy outfits. Bring a bikini, cover up and sandals…and be sure to get a passion fruit mezcalita!

United StatesThese are very small issues and likely just due to personal preference... the room was very dark (great for sleeping and ambiance in general) but a little hard to put on make up. There is no door between the toilet area and bedroom. The gratuity is already included in the bill at the restaurant/beach club and its not exactly the most clear but was fine since they did a great job. Also lots of flies when you are laying at the beach.
The staff was awesome! Sofia and Valeria at the front desk were great! Sofia helped us make a reservation and messaged another restaurant to make sure they knew we were celebrating my bday/wedding anniversary. The hotel had a whatsapp and were so responsive to every question/request we had. The food and drinks were good. The breakfast options were great. The guys at the restaurant were very nice. Air conditioning was good. There was seaweed on the beach but the area near the hotel was cleaned up every day.

United Arab EmiratesIt’s a little bit out from the main section of the beach road, with no street lights, so at night it means walking for about 3 minty in complete darkness to get back.

IsraelIt's relatively very expensive for the amount we paid. The beach is very dirty with algae. There are hotels that clean the beaches of algae, but this wasn't the case at this hotel, despite it being five stars and very expensive. The water is very dirty with algae, but this problem exists on all the beaches in Tulum. The breakfast menu is not delicious or satisfying. There is no open buffet, only a menu from which you order your meal. The hotel is very small, consisting of only 16 rooms, which I didn't know beforehand. However, this made it a quiet and comfortable place.
Clean, quiet, and excellently located, close to everything. The food is very delicious, and the staff is excellent and very helpful.

United KingdomVery hard to fault the property as it was exceptional. If I had to criticise it I would say the pillows were a bit hard but that is personal preference. It is probably worth noting that the mosquitos are very active and we had lots of bites. Not the hotel’s fault and to be expected with such a tropical location with jungle surroundings but Would recommend that people bring plenty of insect repellant
We stayed at Hotel Ma’Xanab as the first stop in our holiday to celebrate our recent engagement. From before we arrived the hotel was exceptional in communicating with us and providing us with all the information we needed ahead of our stay. From the moment we arrived we absolutely loved the place. The welcome from staff was amazing and they knew us by name from the main desk to the beach club. The room was beautifully decorated and one of the most spacious hotel rooms I’ve ever stayed in. The setting is incredible in an amazing location on Tulum beach. The beach was one of the most beautiful beaches I’ve been on and the service at the beach club particularly from Rogelio was amazing. The location was also perfect for short walks to many lovely restaurants along the road. We also enjoyed the complimentary bikes that the hotel provided to cycle to nearby sites such as Tulum ruins. Overall this is one of our favourite hotels ever and has so many 5 star touches that makes it so unique and stand out. We cannot wait to return.

United KingdomThe first night we didn't get any sleep. There was a very loud noise outside our room, it turns out it was the generator from the building next door. We complained and we were moved to another room. We could still hear the noise but thankfully not as much as in the original room and we did manage to sleep through it.
Amazing staff, beautiful location and gorgeous food.

United KingdomThe private outdoor pool area was unusable because of the bugs. This was a huge part of why we were willing to pay in this price bracket so we’re disappointed not to be able to use our outdoor space at all. If you get a jungle room you are so sheltered from the wind that the mosquitoes are unbearable. The room also had a slight musty smell, mainly from the humidity. But the staff provided us with a dehumidifier. Overall it was slightly overpriced for what it was - the price of a massage was more than double what you could get on the beach front done by the same masseurs.
The whole team of staff were simply wonderful. The service is exceptional and the food is good. It is a very nice and relaxed spot, which is appreciated when you need a break from the thumping music in tulum. It is a beautiful hotel and the service is impeccable. Would 100% stay again

BrazilThe price of everything is excessively expensive: from a simple beer to a portion of snacks or drinks. I imagine, as an experienced traveler, that it would be expensive even in USD. Breakfast is limited to one dish per person and there is not much variety (just as there is not much variety in the dinner menu). The waiters all seem focused on receiving tips: they keep offering excessive things and when asking for the bill, not only is there an automatic tip charge (between 15%-20%), the bill also has a line written tip in Spanish for you to pay more tips - we definitely don't like this modus operandi. The hotel staff didn't seem very senior either, which wasn't expected given the price of everything, and locked our car keys at reception until 7am (when we needed to leave at 6am). The entire city of Tulum should watch out for its prices: with everything so expensive, it will be a distant option for us to return there (when I traveled to French Polynesia it was cheaper, impressive).
The hotel has a very good structure: swimming pool (a little cold) in front of the beach to give you all the comfort of having fresh water after staying at the sea. The service at the beach chairs and loungers is super fast and efficient and the hotel's location in the heart of the hotel zone is very convenient. The rooms are perfect, clean and well equipped. The beach in front is wonderful, wide, with warm water and soft, white sand.
