Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

Really nice place, we loved both pools, the room was really beautiful and comfy. Everything important was in the kitchen which was nice for us. Also the staff was really nice and helpful.

United StatesIt's not well taken care, that's the main problem. It's run down even though it's not old. Honestly it's cheap and it's worth the price. The whole place is kind of falling apart. And people are REALLY exaggerating how bad the road out front is. It's not THAT bad.
This hotel is priced accordingly to exactly what it is. There is absolutely nothing fancy about it. The breakfast offered is simple and does the trick. Staff were friendly enough. The location is fine. Walkable to a lot of stuff. The pools are nice. Housekeeping did a good job.

Czech RepublicTerrible driveway (more like a tankodrome). Hard beds and pillows = bad sleeping. No separate lights by the bed. Sink awfully high. Water in shower couldn't be adjusted - it was always too hot. No rack for drying towels and bathing suits.
Good value for money. Equipped kitchen with fridge. Nice pools. Breakfast OK. Parking in the garage, therefore in the shade. Overall a pleasant environment and accommodation.

RomaniaSome maintenance should be done & improved, especially gym everything is old, broken. Cleaning should be much improved, i had a kitchen in my room dirty oily utensils. The shits on the bed were all stained. At my check in a rude staff not to mention the name told me it’s normal to have stained sheets and if i don’t like to change them myself as it was late but also the new ones would be stained so it wouldn’t make a difference. That was the only solution offered also she did not appologize and showed a lack of customer service not to speak about manners. 1st u don’t address to a customer like that, completely unacceptable. It starts with an appology in Hospitality for the inconvenience not continue to be rude by saying i booked with an offer, really? So i should not address a problem then? I stayed in a few hotels in the area before and after this place- no stains & no such rude behavior. So the venue should consider to change laundry & give some customer orientation to the reception. The hotel is losing most for the road attached it is broken with holes hard to walk or drive , it’s dangerous. so it makes no sense why they put the reception so hard to reach when there is space & gate facing the main road. They should definitely consider it moving to the main road would be so so much more comfortable & would affect positively the raiting.
The property looks nice, good looking structure, pool area, gym, has a cenote on the territory even if it is a hidden gem,it is not promoted.i have read in previous reviews there was so i asked about it. Most staff are nice, especially the breakfast ladies Bless them who actually work hard & fast to be able to cover all guests on time. Maybe a buffet would make the whole process easier as ppl have to wait especiallly if there are many at the same time.

FinlandThe hotel has great potential but seems to be not so well managed. There are some details missing and at least the kids pool wasn’t very clean. The location is somewhat inconvenient since the surrounding area is very poor, the road leading to the hotel is not paved and there were lots of water paddles on the road which made walking a bit difficult. It didn’t feel dangerous to walk in the neighborhood, just inconvenient.
For the price you pay the place is really nice. The rooms are nice, comfortable & clean. The kitchen is relatively well equipped for cooking food. We took a package where breakfast is included and it was good. The hotel has multiple pools (one large by the bar, lap pool & couple of smaller & even a small splash one with a pirate ship for kids).

United StatesThe property could use some TLC. Just on the other side of it is a very poor area of Tulum that you can see and it’s very dirty, they burn trash. The waterway as well as the hotel cenotes are very polluted and gross. Some rooms have a small of mildew. There are dogs everywhere at the entrance to hotel as well as the parking. The roads to get there are ridden with potholes so you really need 4x4 just to drive there.
Manager was very nice but unfortunately needed to find her because front desk lady was rude and treated me unfairly and poorly. My room was very comfortable. The hotel has lots of potential to be beautiful. The dip pools even though it was rainy and too cold to use mine were neat.

United KingdomNothing really, but the main driveway would benefit from being resurfaced at some stage. We enjoyed the location - an easy walk into town, but if you want to be out drinking until late, there are closer places to town

United StatesDogs everywhere. It needs more maintenance and upkeep. Hot showers are short. There was a lady at the front desk who was indignant and rude. Said some very “unhostlike” things. Breakfast was hit or miss, decent or bad. The other side of hotel is very very sad. Poverty and I mean poverty. The potholes to get there you need 4x4

United KingdomStaff at reception could have been more helpful (didn’t direct us to the restaurant or explain that we needed vouchers for breakfast). Lots of things needed a touch up and would have been nice if the bar was open more.
Our room was nice and felt clean. The staff in the restaurant at breakfast were super lovely! Could do a basic workout in the gym and had the pool to ourselves a lot.

Netherlandsthe street to the complex is off sand, and it has big holes in it. and if it rains its a water stream. The back roads to the hotel are through the neighborhood. small broken houses, its a big contrast.
its a nice big complex, with mini pools at the rooms and some big ones in the centre. if you like to walk its like a 15 min walk to the centre. there a plenty of restaurants etc. overal a good place to stay.

Canada• Some kitchen items were missing, such as a cutting board, dish soap and a frying pan, and the knives were quite dull. • A couple of maintenance issues, like a loose toilet seat, went unresolved during my stay (Admittedly, I only mentioned the issue once, as they assured me someone would address it the next day, but no one followed up, and I didn’t feel like reminding them again.) • The small private pool outside needed more frequent cleaning, and the water became dirty after a few days. • The pillows were a bit too large, which made the neck a bit sore. • During the rainy season, the roads around the property turned into large pools of water and mud, making it hard to navigate on foot. • During a few breakfasts, they ran out of food, and I had to wait a while, likely because I arrived later than usual. Overall: Despite a few small inconveniences, I enjoyed my stay. The friendly staff made a positive difference, and with a few minor improvements, it could be even better. I’d rate it 8/10.
• The pools, jacuzzis, and sauna were nice and well-maintained. • My room was cozy and comfortable, with nice lighting and always reliable hot water. • Breakfast was smooth, offering plenty of choices. The staff were amazing, and the overall dining experience was enjoyable. • The bed was comfy, and the shampoo, conditioner and soap had a pleasant honey scent. • The staff were friendly and responsive to most requests, quickly bringing a blender and outdoor furniture when I asked.
