Quiet riverside location - easy to reach everything on the surprisingly good free bike. The house is beautiful & pool very nice. Breakfast was good - variety of vege options. Staff were nice & easily reached by sms. I appreciated the water filter to cut down on plastic.

ThailandIt is a bit far from the center but i see this is also as an advantage because I prefer to stay away to HoiAn center as think is too much touristic-centric.
The place, in countryside,next to the river is very nice. The furniture and the stairs handrail are in carved wood. There is a swimming pool and a fish pond. A couple of friendly and cute cats and a small dog roam freely at the ground floor. There is a library of free books to read. The breakfast with PHO and vietnamese coeffe was good. The favourite Hotel i have been in Vietnam so far.

United Kingdomthe rooms aren’t 100% clean but are spacious with lovely decor, the beds are a little hard.
The family and staff that run this hotel is very welcoming and friendly, everyone here really makes you feel at home and supports you for anything you need. There are also permanent residents at the hotel who are just as welcoming and point you in the right direction for anything you need.

We wish we had more time to stay here. We had 2 nights in the villa, in a huge room that overlooked the river. The booking.com photos don't do the place justice. The staff are lovely, nothing was too much trouble. The old town is less than 10mins in a taxi/Grab. There are some lovely restaurants within walking distance too (we went to Son twice). We would happily come back again and hope to.

BelgiumThe smaller pool was closed and full of branches. We assume this was because of the typhoon that had just passed in this area. The bar and restaurant were also closed as it was out of season. It would have been nice if we had been notified of this beforehand.
We stayed out of season in this hotel making us the only guests in the hotel. The host was very friendly and tried to make our stay pleasant. The room was very spacious, the bathroom vast. This must have been a grand hotel at some point but now looked a bit tired. But we still very much enjoyed staying there because of the fantastic location: in a very quiet neighbourhood, right next to the river, a short ride from the town. With the bikes that were available we cycled to the coast, which was great.

AustraliaIt was like staying in a deserted haunted house. The manager was never there because the owner had gone away. Which meant we could never get anything I had to get plates from the kitchen myself over all the places quite big which became creepy because no one was around. No lights were left on at night because the manager had gone out. They had a dog on tiles that had a metal chain a metre and a half long obviously wasn’t a pet but extremely sad for the kids to watch it the whole time. It had cuts and scars all over it. It’s in the middle of nowhere so we had to get food delivered meal or we had to go out. I never saw anyone in the kitchen except for myself when I was finding Cutlery cups or plates, so the children and I could eat our food we had delivered. I went to book a tour, get an extra pillow and find out more local information but couldn’t find the manger, we spotted him out on a date in the middle of the day on a Thursday and he was out nearly every night from 5pm. The wall in our room was disgusting.
The Aircon worked really well, big room and we had the pool to ourselves. The beach was close and beautiful.

New ZealandThe place is looking a little tired and could use a spruce up. I got my stay on a discount, so it wasn't a big deal, but I think I would have been annoyed if I had paid full price for the stay. I appreciated being let in early to my room, but I'm not sure the cleaning job was done thoroughly. The aircon was working when I arrived, but I couldn't get it to work after, which wasn't a huge problem as it wasn't too hot during my stay.
The staff were very accommodating and helpful. The room was very large, which was great! I used a bicycle one day to get to Hoi An old town, and it's a very easy bike there and back (and to the beach) (but be careful, the breaks on my bike were not great and I nearly crashed a couple of times). I arrived very early on an overnight bus, and the staff very kindly let me into my room early.

United KingdomWhen we arrived we were put in a different room to the one booked because of flooding. The rooms lacked a trash can, and coffee/tea supplies, the kettle was broken when we arrived. Breakfast coffee was lukewarm and the food undercooked. There was limited comfy space for relaxing as a group in the evening. The sheets on my daughter's bed were ripped and not very clean (they did change them quite quickly when requested).

United KingdomIf you want to go to Hoi An old town, you will need to take a taxi. The road by the hotel is narrow and most grab taxis aren't very familiar with it so will often refuse to go to the hotel and pick up/drop off at the main road. Its only a minute or two walk from there, but just be prepared! The bed is very firm which wasn't an issue for me but my partner who is a tall European found it very uncomfortable. The hotel itself is looking a little bit tired, but the price is so cheap.
Its inexpensive, in a quiet area by the riverside. The hotel has free bicycles which is great as you can cycle to the beach for the sunrise. There are 2 friendly little dogs there and the man at reception is helpful, lent us beach towels.

CanadaThe room was not clean! The mirror in the bathroom was very dirty as well as the bathtub. Pillow cases have yellow stain all over them and from time to time I'd find bodies of dead bug on bed. The bed was very stiff and not comfy at all. The pool was also dirty with leaves and heavy smell of chlorine. There was no staff at the reception when I got there, so I had to call their phone number and waited for them to return to the property. The staff gave me the key and that's it, there was no instructions or information about the place whatsoever. There were no water bottle in the room and I had to went downstairs to find the filter tap and got water myself. Breakfast were included in my booking but staff never filled me in on what time breakfast is served or what kind of breakfast it was going to be, so I didn't feel up to it and took a hard pass.
The room was very spacious and got a bathtub too.
