Location was fab, just a short walk into Ashby and good road links for visiting attractions. Simon is a brilliant host, always smiling and helpful. Breakfast (cooked by Simon) was great, cooked to perfection. Very clean room, great shower, always plenty of hot water.

The property was clean, well serviced, well situated, and offered every comfort. The owners live on site, but apart from welcoming us initially were visible, though I am sure had we needed anything they would have been present. The place was very quiet provided an excellent base from which to operate.

Lovely self contained studio with everything needed for our stay. There was milk, cereal, bread butter etc, everything for breakfast the next morning, so no need to dashoff to the shops. The studio was quiet, clean, the bed very comfortable. In brief absolutly wonderful. We were very very pleased with the accomodation
