We are travelling with four kids and we loved this place. The hosts, Yas and Miho were so friendly and accomodating. We loved the home cooked meals, especially the Kobe Beef, and just had a great time in the mountains. Yas took us for a walk to see an amazing view the day we left. We went to Arima Onsen for a day trip and it was a short 5min walk to catch the bus to the cable car. Met some great people who were also staying here as well. Our kids had a great time!

Nice, basic, but bright room at very good ratio quality/price.
Very comfortable bedding.
Clean (shared) lavatory & toilets
TV, fridge and kettle in the room (a small bed lamp would be fantastic too 😉)
Free access to a close onsen, even during the night !
Very (very) pleasant and smiling guy who manage the check-in at his liquor shop.

It is located at a back lane of China town food streets. Sick of filthy oil cooking smell which comes from all around conors of street.
A dark and narrow room is packed by 8bunker beds, so congested. Uncomfortable bed with a cheap quality blanket and noises with thin partition and even walls from next room.
I have booked 2nights but given up 1 night without a refund.
I wouldn't recommend this place to my friend at all!

It was a wonderful one-night stay, allowing me to fully enjoy every corner of Arima Onsen. The bedding was incredibly comfortable, giving me a restful sleep during my trip. With Kinsen (Golden Hot Spring) right in front of the accommodation, I could relax in the hot spring at night when the crowds had died down. Since it was centrally located in the alleys of Arima, I enjoyed strolling around the neighborhood in the morning, trying delicious street food along the way!
For travellers who enjoy beauty in the simple things, a bed and breakfast (B&B) is the perfect place for a getaway. Hosts welcome guests into their homes and provide a private room and complimentary breakfast. Bathrooms may be shared by other guests, and there is often shared space with the host.
Good value budget hotel.
Great location for accessibility to the rail stations and cheap restaurants.
My next hotel was 3 times the price and half as good.
We loved everything about this place. It’s quaint, quirky vintage feel (some may find it a bit dated, so may not be to everybody’s taste, but we loved it). We especially loved spending quiet time in “the Perch” and relaxing in the onsen as well as just sitting and enjoying the view of the trees from our room.
The outdoor private onsens were amazing. Booking them was easy and there was always availability. It's really not necessary to get the in-room onsen.
The yukata and japanese pj's which were provided were also great quality. I now regret not buying some :)
There are some great hiking trails and a hilltop shrine near the hotel, which are very quiet and secluded.
Easily in the top 3 of all the hostels I stayed at. Lovely vibe, cool staff and guests, very clean and charming hostel (I actually really liked the train noises). Private rooms are spacious and relatively cheap. This is what every hostel should aspire to be
The rooms are very spacious! To be in the very city centre of a big and busy city I was definitely surprised! We enjoyed our stay, The staff was really kind and helpful. Rooms were impeccably clean and got everything you needed. Comfortable beds and quiet space, also if it's really close to the night life in Kobe.
Small hostel on the side of the Chinese district. Nice, cheap and cozy - good access to the city center so location is a plus. The shower facilities were clean and good quality - though of course renting the bed in shared room it's not entirely private. Still I shared the room with only one other Japanese person and it was a pleasant and relaxing stay.
