The location was amazing, very quiet, beautiful scenery just what we were after, couldn't ask for better. Also the grounds are outstanding, a very pretty, secluded little gem.

Staff:- Plenty of information in rooms as what to do/who to contact if needing anything. Nice corresponding email a week before arriving. No staff seen during stay but the idea of the bunkhouse is more like a hostel rather than a B&B where you just help yourself.
Facilities:- Shower pressure & heat was lovely. Towels, bedding & toilet roll all provided. Nice communal kitchen with all the commodities needed & spacious bedroom for the family. Wife said a kettle in bedroom would be nice but kitchen is literally next door. Not much room for sharing in kitchen fridge but 2nd fridge/freezer located downstairs near entrance. Bike storage is excellent, located on site in lock ups that easily hold 4 or more bikes at no extra cost.
Comfort:- The mattresses aren't premier inn but I can't say I had a bad night's sleep. The communal kitchen can get a tad overcrowded if everyone's using it at the same time but I did find it useful when it was raining so we could wait till it passed & in the meantime have a spot of lunch/cuppa whilst watching TV.
Value:- Great value for a family of 4 & compared to other hotels in the area. I've tried nearly everywere Newcastleton has to offer over the years & I'd say this is good if you're looking to use it just a go between i.e. sleeping/washing & nothing else.
Location:- More or less situated bang in the middle of the village with all your local commodities like shops, pubs, bus stop, petrol station & walks/bike trails all within walking distance.

Fantastic menu and wine flight, a real treat to stay in such a lovely inn
Stayed for 4 night in a self catering cottage. The local butchers is amazing and the Spa shop had everything anyone would ever need. Rock UK is great value for family fun like archery, fencing, assailing etc. The Olive cafe is a really friendly hub within the village, offering a great menu and amazing homemade sweet treats. Set in the beautiful borders!!!

Basic bunkhouse accommodation comfortable no frills with specialised secure cycle storage and drying room well equipped kitchen no onsite breakfast but shops and eating places nearby. Efficient but a little spartan. Clearly well designed with cyclists specifically in mind

Besides the comfortable room and the marvellous location, it was the kindness and hospitality of the owner that really sets this B&B apart from so many others. Sandy did everything that she could to make us feel welcome, with a kindness that we will easily remember. Warmly recommended to all travellers on their way around Newcastleton. Superb accommodation. The host(s) couldn't have been more helpful. Everything was spot on and the breakfast was amazing. I will definitely stop in again if I'm ever in the area. The walk from the B&B to the local pub was very pleasant too, along the river, and the food there (the Grapes Hotel) was also really good. Top stay all-round
We appreciated the welcome box and the fact the host phoned us in advance to tell us about a problem with the oven. The cottage is very well equipped and has a lovely garden, including bird feeders. The location in the village is very handy, close to a Spa shop, coffee shop and a hotel/restaurant.
very clean , quiet hotel and great idea of supporting the local community from the revenues. oh Scottish neighbourhood so welcoming. You got to visit The Olive Tree cafe , the lady there is so welcoming & friendly .
This is a simple but perfect little hotel. Room was comfy, spacious and nicely decorated. All staff very friendly. Good food. Very much enjoyed my stay.
