Max and his wife are just great hosts, very helpful in every way. The location is great, you are really right on the beach, which is absolutely not busy, for days you don't see any tourist ever. Along with that comes that there is no restaurant nearby, but Max might lend you his bycicle, and in 5 minutes you are there. You can also ask Max, they cook for you.

Everything was ideal for the price : room was tidy, staff was really kind and careful about my needs, location is perfect next to restaurants and to the diving center! This was our first night in Sri Lanka and I’m so glad we chose Waterland. What a find! The team were so helpful and they made our stay really personal with little touches like writing our names to welcome us on chalkboards outside our rooms. The food was delicious too with some tasty Sri Lankan offerings.

Fantastic stay in a beautiful colonial house. This was a great place to stay before our flight at the end of our holiday. Fab pool and large, spotless and well appointed rooms. Thoughtful twice daily turndown service, and lovely welcome to the property. The staff were great and nothing was too much trouble, they were the perfect balance of always being available but you didn’t feel like you were being watched. The food here was seriously good - unexpectedly the best Sri Lankan food we had in our 4 weeks in the country, the pork curry is so good! Highly recommend for 1-2 nights (there’s not a huge amount to do here, but you also won’t want to leave while you’re here to the real world outside)

A very nice accommodation located near Negombo. I would definitely recommend it to anyone either leaving Sri Lanka or just arriving. It’s a perfect transit point because the accommodation meets European standards – not only in terms of equipment, but also cleanliness, which is on a higher level than what is usually found in Sri Lanka. You won’t miss anything here – and at the same time, you can enjoy the authentic Sri Lankan atmosphere all around (nature, local life, traffic, and friendly people).
The place is very clean, the garden and pool are always well-maintained, and everything works (air conditioning, TV, fans, fridge). It has a great location – close to the airport and just 5 minutes by Uber to the beach. The ride to the beach costs only 340 LKR (approximately 1 euro).
The owners are truly kind people, and it's easy to communicate with them about anything. There are also two lovely, clean dogs and a cat on the property.
The food here is excellent. For lunch and dinner, you can choose from about eight different meals, which change regularly. There is always a choice – from local Sri Lankan dishes (including fresh fish) to European-style meals, so everyone can find something they like. The owners buy fresh ingredients every day.
