TIROLER TRIS +1 has been established in 2020 by Markus and Oliver, brothers. We like to travel, host people from all over the world, and help to make an unforgettable holiday. We built this unique building at Achensee from 2020 till 2021 with the aim to also create a retreat place to restore body, soul and sprit. We put a focus not only on timeless modern design and quality, but also on modern minimalistic and comfortable interior with a very well equipped kitchen, fine bbq, sauna, and great views onto the mountains and the lake. We love the short walk to the lake and to Dalfazer Waterfall, hiking Karwendel and Rofan mountains, the nice mountain pastures, biking along the lake or up the Almen, in winter cross-country skiing stating in front of our building or 5 minutes away from Pertisau, as well as go skiing in the resorts around the lake, or the short drive to Alpbach and Zillertal. We dont allow any parties! Also we have sensitive neighbours and a db noise measuring system. Please keep an ear on the volume in particular on the terrace outside. When you are up late, please could you close the roof window in the living room towards the neighbours (direction Rofan mountains). All guests will be registered by us at the local tourism office and receive the benefits of the Achensee card. During your holiday feel free to contact us for any questions you may have in German, English, and Spanish. Oliver lives with his family in the 3rd building unit on the left and looks forward to welcome guests!

Achensee and Karwendel/Rofan mountains are a wonderful region 950m above sealevel in the middle of the Alps, perfect for enjoying nature, super clean water and pure air, hiking, biking, cross country skiing, ski around the several resorts close by. Side seasons from mid/end April-June and September-early November can be very enjoyable. HIKING IDEAS | Start your walk right there, explore the Dalfazer and Buchauer Wasserfall, take the cable car up Rofan mountain for some great hikes and enjoy the view and food on the cultivated mountain pastures, or start your tour a 5 minutes car right away in Pertisau into the Karwendel valles with Feilalm, Gern Alm, or Falzthurn WATER SPORTS | Rent a pedal boat, windsurf at the Bootsverleih Buchau, try a kite surf course, or use for free our SUP-board. FOR RAINY DAYS | The newly built Atoll Achensee offers a beautiful large outdoor panorama swimming pool and Spa. Or enjoy the comfort in our homes. And ask us for the best restaurants. FOR THE KIDS | The kids will love the large playground at Atoll, close by walking distance. During summer months, Achensee Tourism offers a nice program. Horse riding is available close by within Maurach. SKI & WINTER | Take the gondola only 500 meters away up ROFAN Seilbahn and explore the beautiful scenery, also ski courses and ski tours. There are two more insider ski resorts at Achensee: KARWENDELBERGBAHN in PERTISAU is only 5 minutes by car. with a nice panorama view onto the lake and great for kids and families, and lots of cross country skiing and good restaurants. A 10 minutes drive is CHRISTLUM in ACHENKIRCH with 10km ski tracks, more red and also black tracks, and a nice sledging tour. A 1/2h drive is famous “Ski Juwel ALPACHGTAL”, and the large ski resort "Hochzillertal/Hochfügen” in ZILLERTAL. A 10 minutes walk from our home is ATOLL with an ice skating park. The area offers so much and worth a visit throughout the year!
