The kitchen was full in mess which was coming out of the drainage. Most disgusting place that I have ever checked in. Owner (Buidling 8, apt. 119) didn't provide the check in details before check in time. We waited almost one hour in front of the complex untill he responded with details. We entered the building and saw the kitchen in a full mess, gave the owner a call, no response.

When I entered the property it was not clean. The previous guests trash was left over the bed was messed. Most importantly the toilet commode was not draining we kept calling and requesting for help but there was no response we managed one night using the reception toilet .I had kid with me and this was a nightmare experience. I kept calling and requesting for help and the Maintenance team repaired it next day at 12pm. So instead of me spending quality time with my family I ended up having a stressful situation. Moreover the reception said they can not help me and if I have to fix the issue I need to pay out of my pocket. 'chris' the contact I received for the property did not answer my call or messages and said he was traveling when I asked is there any one else whom I can talk to he said no one available. There was no contact number for booking.com customer care. This was very frustrating. I am not sure if I will ever use this platform again or recommend it to anyone else.

Lacking basic amenities, not as advertised for 4 people. Lack of crockery and towels, no pool towels. Lack of toilet paper. No basic kitchen equipment, cloths, (pan scrubs old used) no tea towels or washing up liquid. No washing tabs. Another guest laundry inside the machine. washing machine faulty stopped mid cycle and wouldn’t empty. Balcony dirty, no glass in the outdoor coffee table, just a metal frame. Cushion without cover on the sofa. Faulty poor quality curtain rail to lounge window. Difficult to pull curtains back, whole rail moves with it, appears broken. Bedside drawer lacquer, paint peeling down to bare mdf. 1 coat hanger in main wardrobe for 4 people for 5 days, wardrobe filled with equipment not required for our visit. Second slim wardrobe packed with duvet/bedding therefore unable to hang clothes. Carrier bag in drawers containing male underpants from a previous guest. No basic fire evacuation instructions listed in the apartment. Fire Alarm went off 4 times between 11.30pm-1.30am one evening.

The essentials one would expect at a self catering unit were not avail. Crockery limited .. no Salad Bowls ; no tin opener Dish clothes to dry dishes, towels rather tatty ( had to request them to bring proper ones - then delivered late) ; not enough hangers etc I can go on

Upon check-in, we were disappointed to find that the room had not been cleaned after the previous guests. Additionally, the blankets provided were without sheets, which is unacceptable. There was also an unpleasant smell in the room. Overall, the cleanliness and preparation of the room did not meet our expectations.

Not what we expected. 1. Check-in is at 3:00pm. We arrived at 3:20pm but the apartment was locked. The cleaners arrived after 15 minutes and told us they will clean the apartment first. They don’t have the key also so they waited outside along with us. (Attached photo where the cleaner, my son, and sister sitting on the floor while trying to work) 2. We were able to enter the apartment at 3:50pm. The owner gave the key to one of the cleaners. The owner didn’t even have the decency to come up and talk to us and apologize for the delay. 3. Obviously, the apartment was so dirty because it was not cleaned prior to our arrival (see attached photos) 4. The parking space provided was occupied by another car. The security gave us a temporary parking space and told us they will call once the allotted parking is available. Sadly, they didn’t and we received a text from the police that if we don’t remove our car it will be towed. We went to them again and they just said sorry and gave us another parking space because another car has parked on the allotted car of the apartment. Hopefully, we will not receive a fine because of the property’s negligence.

Family of 4 so used sofa bed. In very poor state with urine stains. Last occupants rubbish still in bins. Poor cleaning - if even cleaned. Inadequate bedding provided for sofa bed. Toilet seat needing fixing. Hair drier broken. No tea towel. Bare minimum / below minimum provided for everything.

The apartment was modern, spacious, and tastefully furnished, providing a perfect blend of comfort and luxury. What truly set it apart, though, was the stunning view from the balcony. The beautiful Yas Marina and surrounding greenery and peaceful ambiance was ideal for relaxing. The apartment itself was equipped with everything needed for a comfortable stay. It’s a short distance from some of Yas Island’s best attractions, including Yas Mall, Ferrari World, and Yas Waterworld.

The property was not very clean when we arrived, the card access for the pool and gym was not provided as per the listing only the main key for the apartment was given. We have faced an issue with bathroom the minute we checked in, we tried to get in contact with the agency and there was no response from their side. We had to use the communal restroom in the building until the problem was solved by the building maintenance itself the next day and not the agency itself because they never responded back. According to the maintenance team it wasn’t the first time that this happens with the different properties associated with this agency. The team is unprofessional and is not responsive in case of such emergencies.

the host first made a mistake, did not allow our late check-in, I had to book an other accommodation, than later changed his mind and allowed us to arrive late. Should have apologised for the mistake. At the end the place was comfy and really nice.

Liquid Hand soap was empty in the bathroom No toilet paper provided The bathroom ceiling had a hole at corner of the wall where the shower is located. Bathroom mirror had water spots. Lounge carpet and room carpet was dusty and dirty. Yellow chair in lounge had a few stains and dirt spots.

Be prepared to buy table salt, if plan to cook. Frying pan is not great, but good enough to make omelette or cook chicken.

We enjoyed our stay a lot, and will be happy to come again to Water's Edge private neighbourhood. Groceries store next building with ready meals and all you may need; restaurants available on site too. Outdoor pool with warm water - visited every morning before theme parks. Very close to all theme parks - under USD 10 by taxi one way. Near airport and Yas Beach - probably one of the best private beaches in Abu Dhabi. Easy check-in and check-out. Note: we stayed 4 nights and visited all 4 theme parks on Yas Island using one ticket; no queues during Ramadan; we did not eat at theme parks, which saved a lot of budget.
