Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.

By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

South AfricaStaying at Coming Sevan, nestled right on the tranquil shores of Lake Sevan, is nothing short of extraordinary. The views alone are enough to stop you in your tracks—crystal waters shimmering beneath mountain silhouettes, with sunsets that feel like paintings coming to life. But what truly sets this place apart is the heart and soul behind it: the people. From the moment you arrive, Davit makes you feel like family. Whether he's helping with local tips or simply sharing a warm smile, his presence brings a sense of calm and care you rarely find. Then there’s Sussik—the absolute spirit of hospitality. She brings joy into every space she enters, always one step ahead of what you might need, making you feel not just welcome, but genuinely seen. The Barman deserves his own chapter—equal parts mixologist, storyteller, and magician. Whether you're sipping a perfectly balanced cocktail or a warm local infusion, every drink comes with a side of charm and connection. And finally, Sevada, the owner. His vision is palpable in every corner of this retreat. You can tell this place was built with love—love for the lake, the land, and for creating a sanctuary where people can truly exhale. He’s not just running a guesthouse; he’s curating an experience. Coming Sevan isn't just a place to stay—it's a place to feel. To reconnect with nature, with people, and with yourself. 10/10 would return—and probably never want to leave.

I recently had the pleasure of staying at Comuna Sevan for a night, and it was simply delightful. The service here was beyond amazing—better than many five-star hotels I’ve stayed at. The staff, especially Artur, were incredibly warm and attentive, making me feel right at home. The location is a true gem. The beach/lake was the cleanest I’ve ever encountered, and the sunsets were absolutely stunning. The tranquil atmosphere was perfect for unwinding. The evening bonfire they organize is a lovely touch that adds to the experience. Though it’s a 2-hour drive from Yerevan, the journey was completely worth it. Comuna Sevan became the highlight of my trip to Armenia. I left feeling genuinely rested and happy. Thank you, Artur, and the wonderful team for making my stay so special. I’ll cherish the memories and miss this beautiful place.

United StatesIt’s a bit further away than the majority of the hotels so the drive was 30 min longer but we honestly didn’t mind, it’s absolutely worth it.
Nice sandy beach with comfortable chairs , great pool area, grounds are clean. Stuff is very friendly, special thanks to the manager Arthur and Asya. All our food was delicious too.

ArmeniaThe only downside was the staff. While some were friendly, there were a few who could have been more polite and welcoming. This was a bit disappointing, as good hospitality is such a key part of the experience.
Me and my wife recently stayed at Comuna Sevan, and overall, it was a lovely experience. The location is truly spectacular, offering breathtaking views of the lake and surrounding nature. The tents were fantastic—cozy, comfortable, and equipped with everything we needed. The swimming pool was a highlight, with plenty of shezlongs, umbrellas, and a bar, all with stunning views of the lake. It was the perfect spot to relax and soak in the beauty of the surroundings. The food was quite good, with BBQ being a standout on the menu—delicious and satisfying. Breakfast was tasty, though I found the portions a bit small for my liking.

ArmeniaWhile the toilets inside the mobile home were quite small, we had the option of using the outdoor facilities, which worked fine for our one-night stay. Overall, it was a fun and pleasant experience, and we'd consider staying again!
We recently stayed in a mobile home on this property and had a great experience. The accommodation was exactly what we were looking for—a unique and cozy stay in a caravan to try something new. The property was clean, and the pool was large and inviting, perfect for relaxing. The staff was friendly and helpful, which made our stay even more enjoyable.

HungaryWonderful place, we spent 2 nights here with our 4 years old daughter. The pool is amazing and there is a direct access to the lake. I would recommend this place for young people without kids, however we enioyed it very much. The staff is super friendly and the restaurant is excellent. The tent is very comfortable, with huge bed, AC and refigerator.

IndiaService at the in-house restaurant is poor. Ordered fish and rice; rice was served almost an hour before the fish and had umpteen visitors in the form of flies. They could have been served together. The staff makes their frustration at a non-Armenian speaking guest very evident even when there are many apps for translation these days. Options for food are mainly Armenian cuisine.
The camping concept, location right at the beach, various sit out areas, cleanliness make the property really attractive and unique. The food at the restaurant is also delicious.

ArmeniaThe food. The menu is small and limited, and during our stay they didn't even have chicken, which was on the menu. Given the fact you're far from all 'civilization', you just have no choice but to eat at their 'restaurant'. The prices were very high as well, every item ranging at $15-20 at the least. The breakfast isn't the best too. You are given 2 options and none of them are truly nice. We enjoyed the cocktails though, especially the ones made by the tattooed barman :) The caravan we were staying at was a bit too cramped and limiting in movement if you're a couple, but overall it was a cool new experience. If you're able, choose a tent for your visit. The staff were arguing in front of us and were rude to each other but very polite with the guests.
The location and view are AMAZING!! You definitely won't be bored here, given all the activities at the facility and the pool. Overall, I'd say we had a nice time over our 2-day stay. Would recommend.

The glamping tent exceeded the expectations. Equipped with a working Ac, big comfortable bed, amazing view and slippers and bathrobes are a nice touch. The pool was a bit heated just enough for comfortable use. The view amazing. Sevan beach is also just in front. For extra payment you can even arrange a nice romantic hot bath with Sevan View. Staff was really gelpful with every question and wish.

United StatesThere isn't really any downside everything was really nice.
This is an amazing property. I had high expectations when I arrived and they were surpassed, reading the other reviews I realize it's very accurate. The staff is attentive to the absolute minor details. After seeing the amazing beach they have with private access I asked if they had any sandals I could borrow so I didn't need to wear shoes. They gave me a brand new pair to wear which was incredible. The staff really cares and really wants to be the best. The pool and restaurant area was also very good. The atmosphere makes it very easy to meet people we spent all night playing guitar and signing songs by a campfire. It's also very high end the tents are exceptional quality.

ArmeniaThe only thing I would change is the breakfast. It should have more fresh products and be warm even though it is being prepared early in the morning.
I was about to put a 10, because the hotel is really exceptional. Everything is great, the view, the pool, the staff. Thinks like they've thought about everything you might need before your arrival. That's a fantastic approach to the stayers.
