The room was a lot smaller than I expected. It would have been nice to have top and bottom sheets on the beds and not just a scraggly looking quilt.

Breakfast was continental with minimal choice. It included jams and spreads with some breads, pastry, cereals and fruit. Cheese and maybe some cold cuts could be added to breakfast choice.

It would have been great to have easier communication with the 'caretakers' as they did not understand the guests due to language barrier, all of the guests we met spoke English whilst we were there despite some being O/S visitors and they were frustrated at lack of understanding. I would also like to have a bed with 2 sheets and not just a doona on top. We found it either quite hot or cold despite the air conditioning and ended up removing the doona from it's cover for our second nights stay. We found just having the cover on was much more comfortable.

The breakfast was simple but sufficient although a bit more ongoing attention to the coffee pod machine and supplies throughout the breakfast time slot would have been helpful. Location of accommodation was great!

I struggled to get in as arrived outside of hours. Had contacted Mark. Instructions needed to say press screen until it lights up. I had to phone him at 11:30pm to get help. I was a little distressed & very apologetic.

Toaster didn’t work. Couldn’t find crockery. The only staff couldn’t understand English although she did try to communicate using phone translator

The breakfast itself wasn't that healthy, & I realised that our booking had been for a city view room, not one that faced onto a brick wall about a metre away

The location was great, & although we had a couple of issues with our room they were dealt with quickly & we requested & received early breakfast one day which was helpful for us

Very limited free parking. It’s basically an un-manned B&B so don’t expect to meet a receptionist on arrival and departure.

Great location, very clean and comfortable rooms with large modern bathrooms. A simple ‘help your self’ breakfast with toaster and coffee machine made for a good start to the day.

The only thing I would like to see in the room would be “ luxury” (as room was described) bed linen rather than backpacker style with stretch bottom sheet, no top sheet and very ordinary doona cover. It was very difficult to communicate with staff as both the man and woman had absolutely NO English. Tried to communicate by translating on phone but didn’t work. They didn’t check the breakfast supplies as they often ran out before everyone had eaten. Difficult to make them understand what was required. Number of car spaces hugely limiting . 4 for 8 rooms.

Location fantastic. Room very clean. Bathroom newly renovated and lovely and spacious. Lovely white fluffy towels. Great to be able to have breakfast on site and to have microwave to heat up a meal. Fresh new carpet throughout.

We had a problem with a leaking air conditioner and were concerned about the saturated carpet. Unfortunately the staff were unable to assist on the weekend. A nice message was received from the manager with an apology, but we couldn't use the air-con and had to leave the door open to the balcony. It was a surprisingly noisy street for Launceston and there were mosquitoes taking advantage of the open door, which made it a bit less comfortable.

The property is in a good location and is nicely styled. Very comfortable bed and huge bathroom. We stayed for 2 nights and could walk everywhere we wanted to go. Breakfast was serve yourself in the dining room and included a nice selection of cereal, pastries, fruit, yoghurts, juice and things to toast. It was great for what we like to eat for breakfast.

There were ample choices for breakfast. The location was easy, close to the areas we wanted to go eg restaurants, Art Gallery and the Gorge.

Disappointed that the host was not present and that only Chinese people who could not speak English were present at the house. It would have been nice to meet local people.

I don’t like that there is no reception to greet guests. I also prefer a key entry rather than a code. My door would not lock without having to lift the door itself in the frame. I had to call the staff in order to figure out how to lock the door.

Overall, the property was very comfortable and good value.
