Idea location close to the waterfront, parks, and Cataract Gorge and CBD, getting in to the building was a hassle, instructions emailed on the day and involves punching in a key code to the front door and your room. Problem was that it did not explain that the keypad is the plate of the door handle and that it appears when you place the back of your hand against it. Pause in punching in the key code and it sends error message by voice, saying three errors and you are locked out for 15 minutes. All this took some sorting out. We were allocated Rm 6, which is the only bedroom on the ground floor, trouble is that one cannot open the windows and so all air movement depends on air conditioning. Room smelt stale on entering. Room and bathroom have all facilities, but we became conscious of everyone else having difficulties getting into the building as our room was immediately adjacent the front door. Housekeepers are Chinese couple who could not speak English and relied on smart phone translator, helpful but frustrating. Breakfast at long table, good for meeting other couples, evident that upstairs bedrooms with balconies and fresh air are the best bedrooms to have. Breakfast OK, but sense that what you ate and the quantity that you took was being monitored, this may be unfair, but that was how we felt. If you are staying a number of nights, limited parking available at the back of the property, but location allows you to walk to most parts of the town, if you have a park, hang on to it. We did and it avoided some of the frustrations experienced by other guests. Great lounge downstairs and we brought in food which we ate at the dining table for one of our evening meals. Has the potential, but communication and explanation needs to improve.

New ZealandI was disappointed as this could and should be a lovely place to stay, but the beds were hard, the room not maintained i.e. the toilet seat was broken and the bathroom door badly repaired. These are little things but with a bit of effort this could be better. The door code system also drove us to distraction!
The resident staff were always on hand to help, we enjoyed the social breakfast and meeting fellow travelers and the location, but this was really all we enjoyed about this hotel.

GermanyThe noise of the main road already starts at 4:45 a.m. There is no breakfast as offered it is only a continental breakfast. The presentation (e.g. size, breakfast) on booking.com is rather exaggerated compared to what we found. The blinds could not be opened, however was fixed after reclamation.

New ZealandReception - We arrived 45 minutes ahead of check-in time hoping to leave our bags. There were no staff available. There was a very friendly elderly Chinese couple there who did not speak English but who had the owner's mobile number. They were having lunch when we arrived which was obviously cabbage based. The cooking smells were very strong, unpleasant, and reached all the way upstairs. The room was tidy on arrival. However, it smelt musty and damp. There are no views. Carpark on one side, brick wall on the other. One side of the blinds was broken. One window was cracked and unrepaired. We appreciate the building is a heritage building but the cracks around window framing were not a good look. Bed - I know beds are a personal thing and we are all different, but we found the bed "solid" at best and "bricklike" if being hard. We were planning two nights in Launceston and found the room unsuitable as a place to relax. We decided very quickly to move elsewhere.
The bathroom was spacious and well appointed. The owner was polite and understanding on the phone, and through messages. We found a park outside. The location is central to town. The building presents very well from the road in a row of heritage buildings. The facilities have been modernised and present well on entry.

AustraliaAs other reviewers have mentioned, there was an elderly couple staying at the property who were either permanent guests or caretakers? We were not informed of their presence beforehand and they do not speak English. This, and the fact they are noisy above, did not concern us as it was kept to reasonable hours. However, from the start of the stay to the end, they followed and corrected everything we did . We are experienced, easy-going and hopefully considerate travellers but honestly were made to feel like naughty children by the lady in particular. We have travelled widely in Asia and don't think this can all be explained away by cultural differences. Despite the lovely positives of the property and helpfulness of the owner listed above, we honestly couldn't wait to get out of there. It was a very stressful experience. We could not recommend staying there under the current circumstances. We hope if you do choose to stay there, your experience is different.
The communication from the owner (Mark) beforehand was excellent and he was extremely helpful in accommodating our bicycles. The location of the property was superb and we found the room warm and comfortable.
