United StatesNo coffee maker... No pots and pans... The unit comes with a stove top as well as a convection oven.. But, there were not pots and pans to use to take adavantage of that... When the restaurant was operating, the whole place smelled like a camp fire due to the pizza oven... PLEASE look into a better ventilation system.. Hard to believe there was not room to put in at least a very basic gym...
I loved the balcony and the views... The full length windows let in a lot of light and made the whole place feel spacious... The staff was mostly helpful....

United KingdomI would give this place a greater accolade but certain details were missing. Why were there no pots and pans in the kitchen area? The lighting configuration was peculiar, for example the bathroom lights and kitchen lights were inseparable. It wouldn’t take much with due care and attention to make this place a 10?
The place is extremely well located. You are near Albert Park, CBD, train stations, shops, other districts and so on. The Kinson is comfortable and the views were great.

South AfricaHousekeeping runs the hotel and everyone must conform to them. Bizarre. No attempt at cleaning yet hotel claims to be fully serviced. Just skipped the service on their whim, didn't replace coffee station condiments and fake cleaned. Not worth the money. Certainly not a 5 star hotel like it claims. I would say 3 star at best. Will not use them again. Avoid for your own mental health.

CanadaMany many things. Light bulbs were out- how does staff not realize the darkness in the washroom. Sink plug worn out. Beds are super small for 2 ppl and uncomfortable. No usb chargers on desk or bedside in 2025!!! No adapters to borrow from reception. No phone to call reception from room when next door where being extremely loud and fighting! One has to go down. Google rates this as a 5* and their own website a 4*- what a joke! Worst 4/5 star we stayed at! Send an email to the manager with my concerns- they never replied!!! Disgraceful customer service.

AustraliaThe room was not clean. The bed was made but the bathroom had a blocked drain and I cleaned the sink daily, the bathroom tiles and mirror were neglected and dirty. When I went to use one of the suppled knives it was dirty and was for the remainder of my stay.

Australiaair con set at 22 degrees, room was stuffy so door had to be left open which was noisy. The frosted glass bathroom doors are ridiculous but not limited to the Kinson. They are everywhere and they are terrible if you are travelling with friends, or anyone who values privacy to be honest. The door can not be locked and had a gap you could put your fingers into and could easily see into. The mirrored wall that reflected the glass, gaping door of the bathroom into the other areas of the room was not a great design idea at all.

United KingdomThe bathroom was dirty. Needed a good clean. The toilet bowl and underneath and the sides of the toilet seat - were stained 'yellow'. And other 'not so nice' to describe stains - under and around the toilet bowl. The balcony very small and the balcony wall itself not high. It felt like you'd get blown off - if you stepped out - on to it. Plus the studio/baclony - just faces another apartment building (meters away) and you felt like if you opened the curtains - you'd invited the people opposite to join you in your room. Bed was not comfortable.
The studio had a bath.
