Very easy access off public transport. Quiet location with car parking at the property. Access at first is a challenge as you need to negotiate two access control devices on the front door and then your room door. The room was clean but only three hangers available in the wardrobe. Bed clothing different from what I’m used to. Cotton sheets before quilts every time for me.

The kitchen is used together with three other rooms, so using it late in the evening or during the night is not permitted. The refrigerator could be larger for this many rooms, and its door creaks quite loudly. Flushing the toilet was very loud, the noise was coming out of the wall, probably from pipes or a water tank.

The host was considerate and helpful. The breakfast provided was nice and filling. The accommodation was nice and clean. Good for a very short stay e.g. 1-2 nights with the S2 U-Bahn train station just a 4 minute walk away. With the S2, we got into the Munich Hauptbahnhof i.e. central station in just 20 minutes. It's a comfortable home in the residential area of Karlsfeld. We spent most of our time in Munich and got to the accommodation for some rest and breakfast.

Odd that you had so many things restricted in the kitchen (oven, stove, etc) and the toilet tank made so much noise when flushing. Overall the area is quite dead so only consider if you're staying for a short while

Despite the roomy kitchen and brand new facilities, we were barred from using the stove-top or oven which greatly reduced the utility of kitchen access. The other major downside was the strict 10am check-out and no communal space. Since my train was not until later and the weather was snowy, I was unhappy that they could not delay room cleaning. There were a lot of rules posted, including one restricting kitchen access after 22:00 as well as no food allowed in the room. Since I barely arrived in time for a work meeting and was busy until after 22:00, this made dinner difficult. The keypad on my door did not always accept my entry code & I believe the host attributed it to user error, but it was inconsistent even when entered correctly. The plumbing in the walls was quite noisy whenever water was running, and made strange noises that sounded like heavy furniture scraping over linoleum from downstairs, as well as cracks and thumps from the floor while I was showering. There was no bed-side table and only 3 hangers in the wardrobe. Activity in the hallway or kitchen was very audible.

The small space was very well utilized. It was comfortable, clean, and well furnished, including (in addition to the bed) a small desk with comfortable chair, a full-length mirror and mini-wardrobe. The bed was soft but firm and the pillow also offered slightly better filling and support than most German pillows. The radiators had adjustable temperature knobs, and the floors, wall and appliances in the bathroom looked brand new. I really loved the textured pebble-tile walls in the bathroom which reflected the light and made everything look extra clean. The neighborhood was quiet and the room was exceptionally quiet at night. It was about a 10-15 minute walk from the train station. The wifi was strong, and worked well enough for an online meeting. The water pressure was moderate and the water drained and did not leak from the shower. Access to the kitchen fridge was very nice, and the kitchen had a pleasant cafe-like atmosphere with individual tables and comfortable booth-like seating.

An excellent alternative for those going to Munich and looking for something less expensive than accommodation in the city center. While this is pretty far by the looks of it, the connection to Munich is excellent and you can be in the center in about half an hour using the public transport. If you have a car, there's free parking as well, something you will have a hard time finding in the center. We were visiting for a concert and this place worked perfectly for us. The rooms are clean, comfy and have everything you need. Will happily stay again and highly recommended.

House rules were extreme. No TV past 10 or before 7. I felt like I had to be super quiet all the time. Also no food in rooms meant that I had to eat out or in the kitchen which I would never have booked. This needs to be more obvious in the booking info.

Location was ideal, very close to the station. The room was small but clean and tidy. Accessing the room was quick, easy and contactless and for the most part, private.

We visited Munich for three days and found this place to perfectly fit our needs. The location is close (about 5min walking) from the S-bahn station that takes you to downtown Munich in about 30 minutes. The owner communicated swiftly, and the instructions on how to enter the room were clear and easy to follow. A kitchen with a fridge and other utilities was also available.
