A bit basic, bed not the most comfortable and bed springs very loud when you turned over in bed

Basic but clean. Not too far from town and good bus links. Good price and nice breakfast.

Pillows aren’t very comfortable. Cleaning staff were quite loud in the corridor in early morning - but the place was fully occupied so I guess they were under pressure to satisfy demand.

Great location - very easy to access shops, restaurants and not far from city centre. beautiful view of the campus too. Clean, good WiFi, great breakfast range. Helpful and friendly staff too.

I have no complaints, other than it is quite a ways from town - but that is WHY my room was quiet.

The room was a newer one than I stayed in last time - ensuite - wohoo! The breakfast was wonderful as I expected. The bed was super comfortable.

I have stayed in many B&Bs in Scotland and a lot feel stuffy. My room had great opening window for air and light. Great location to city, train station and Holyrood park. Quiet and peaceful. Cafeteria was awesome.

The breakfast was absolutely awful, the staff were so-so depending on which member of staff it was and whether or not they were having a good day (e.g. 6 reception staff; only 1 was working and the rest were just sat there chatting despite the massive queue); the on-site shop is staffed by idiots with no customer service skills whatsoever (I know they're students but they're getting paid so they could at least smile, offer a friendly word and not close 2 hours early). The beds were like prison beds but the only saving grace was the shower which was SO good after a long day. Bearing in mind that these are student halls, students would literally only be able to bring 1 bag of clothes due to desperate lack of storage space. Heaven forbid the students sharing didn't get on with each other!

Walls aren’t very thick so if you are light sleeper and you end up with some noisy neighbors, this might become a problem. Otherwise no complaints at all!

Good location, value for money, nice clean room with good sized bed and even though bathroom was shared and in the corridor, it was hardly ever busy and very close by. Food in the breakfast restaurant was excellent and such a big selection, was able to start my day with a good meal! Will definitely recommend this to my friends and also come again myself if ever visiting the city again!

The constant harsh slamming of doors made it hard to get any sleep, they really need some soft-close mechanism. The rooms themselves were in need of some love, very basic and a bit sad. Location would be a but far away for some.

Included breakfast was good, lots of options. The room we had included a nice view too.

Breakfast was inedible. Bed was extremely uncomfortable. No towels provided. Not even hand towels for sink in room. I thought I had some bad dorm rooms when I was in college, but this was next level. You can hear every door shut, every conversation in surround rooms, and every time the toilet flushes down the hall.

Location was great. Easy access to the trails at Arthur's Seat. Close walk to busy stops.
