The walls are very thin so you can hear the outside noises. Someone next door puts the key into the door lock you can hear it so if you're a light sleeper like me then don't forget your earplugs. Uncomfortable bed, my back ached when I woke up. I stayed in an another accommodation nearer.to the old town and they have very good bed which is for me is very important. Coffee was awful, I didnt even finish drinking mine. I thought I could have a decent cup of coffee when I saw the coffee machine but when I tasted it, I'd rather have the instant one. I'm a coffee drinker and usually drinks Guatemalan or Peruvian/Brazilian coffee so can tell what's good and bad.

Good to know that despite the extortionate hotel prices in Edinburgh there' are places like this that charge reasonable rates. Breakfast is much better than the budget hotels, lots of choices. The place is over 1 mile to the old town but it is fresher here and you will have the chance to see how locals live as you're walking to and fro the sights. Safe location, I walked on my own at 8pm down back streets from the old town to the accommodation. Place is clean especially the shared toilets/shower room. Strong WiFi signal and bedroom is basic but clean.

Small room that smelled strongly of cleaning products. Not enough hot vegetarian options at breakfast.

Good location, good breakfast buffet included in the room price. Expensive room prices during the Edinburgh fringe festival.

The life was out of order, and I had a very heavy bag to drag to the 4th floor! I am not young. Perhaps the reception could have warned me and offered help?

The location. I walked up Arthur's Seat! The breakfast was excellent and very efficiently organised, but started late for those trying to catch a flight. There was a VERY helpful security guard who directed me to the reception.

During my last night someone slammed the doors for the whole night. Maybe students returned back, don't know. Before that all nights were very quiet.

Nice and clean room, comfortable bed, reception works 24/7, white soft towels, very safe area, close to the city center and bus stop.

Breakfast was available with the room and there was a couple restaurants on campus which was nice because the location was farther from where we thought it was.

We wanted to book a takekeaway breakfast for 7 a.m. for the next morning. The reception team told us that no booking was possible but we will have our boxes in the morning at the reception. When we came at 7 a.m. , there were no boxes left. It was unpleasant.

The location is great near the Holyrood Park. We walked a lot. Breakfast is just incredible with many products and a lot of tables so we don't need to wait.

The room was very dated. There were scuffs on the walls, the sheets were old, the kettle hadn't been cleaned out from the previous occupiers. It just looked like an old GP Surgery waiting room. The bathroom was the worst part of our stay. It didn't look like it was properly cleaned. There was black mold all in the shower. The drain was blocked. There was a weird fusty smell. The toilet could barely flush toilet paper away.

It was a good central location. A decent breakfast was provided. The checkin staff were extremely friendly and helpful.

Although it's clearly a university hall, for the money it is still VERY basic and not always as clean as I would expect. I arrived at the end of the Fringe which might have meant the room was used more intensively than usual, but there were some basic cleanliness issues in the bathroom (mould/grime/dust) and the duvets and pillows were cheap and uncomfortable.

Great location and fantastic breakfasts. Staff were very friendly and accommodating.

Rooms are basic, but perfect for a budget stay. Not super clean and the drain was blocked so couldn't have a shower without flooding the bathroom. Moved rooms and the same thing.

Breakfast was great. Lots of options to choose from. Location was great for walks/hikes and not too far from downtown.
