Our stay at 21 Karo Place was great, the caravan was clean and stocked with everything we needed. We will definitely come back here again

Didnt use any facilities that needed pass as it would have cost us nearly £200 extra and any that were open you had to pay quite a lot extra for. Was very disappointed that swimming wasnt included in cost of caravan. Didn't like the size of the site or, on off peak how busy it was. Would hate it in the summer when REALLY busy. Also beds in the van were very small for adults.

The caravan wasn't cleaned well, rubbish under fold out bed and an out of date bottle of squirty cream with dirty tissues, Must have been there a while as the date was from February, sticky sides by window from cup marks and the. TV was to old to use with some hdmi devices

Tiny, tiny things that barely register in comparison to the amazing price of the stay, but... Beds and sofa were a bit uncomfortable, no frying pan and clock somewhere would be handy. But really small things in comparison to the positives.

Outstanding value! The caravan was clean and had everything we needed. Faultless communication from the host and lots to do onsite. Plus the view of the sea from the lounge area (especially at sunrise) is breathtaking.

Very slow service in the mash and barrel restaurant and the food wasn't all that prefered the restaurant down by the beach that was excellent. Also 4 of us caught covid whilst there which was proberly from the arcade.

Needs more attention to the cleaning of caravan due to cobwebs in corners . When arrived come to make double bed and mattress as large yellow stain and no mattress protector on.found one under sofa which was also badly stained also duvet was torn and stained. After messaging owner did find a clean mattress cover and new duvet. There is a musty smell in one of the smaller rooms. Wallpaper in living room peeling off. Plastic coating on fridge damaged. Toilet roll holder rusty. When leaving hovered carpets and used dustpan and brush as could see bits under cooker when moved plinth was disgusting. Tv could done with updating. Overall needs more attention to the cleaning not being done thoroughly. As a private booking passes for entertainment were £36 (adult)each so didn't purchase so can't comment on entertainment in club.

Great communication and really helpful. Responded very quickly when we had an issue with the gas canister running out and we couldn't find the details of the on site staff to replace it. All handled very quickly!

Highly Recommended. First Impressions The Best View Available. The Panoramic Views From The Lounge Windows Were An Unbelievable Delight From Sunrise To Sunset. Presented Clean, Fresh & Tidy To A High Standard. A Perfect Spot For A Home By The Sea. We Used As A Base For Cycling The Exe Trail, Walked The Coast Path To Budleigh Salterton Back Via The Old Budleigh To Exmouth Railway Trail. We Didn't Use The Facilities Or Entertainment, Although We Could See There Was Plenty To Do, For Couples And Families Alike. The Beach A 6 or 7 Minute Walk Down The Hill. Beach Cafe Buzzing With Activity On The Beach Doorstep. Devon Cliffs Site Well Maintained To A High Standard That Would Have Returning Vistors Over And Over Again.

Not enough facilities. One of the toilets in our caravan wasn’t clean. The oven only had one shelf, but an additional shelf was added once we mentioned it. There could have been more cutlery. We didn’t realise we had to pay for passes so had to pay an additional £300! Which none of us were expecting. It was too busy in the caravan park and we really struggled to book onto activities.

We liked the location. Exmouth is lovely and we enjoyed going there. The costal walk is really nice. We also went to Sidmouth, which again is really lovely. It was nice to have these places nearby.

Caravan looked liked it hadn't been deep cleaned properly in a while. Fridge was stinking, and seals were damaged, and freezer was half full of other people's stuff. Cooking utensils were limited, with no baking tray. Bedrooms were more cramped than I thought they'd be, and the beds extremely uncomfortable. No WiFi Poor mobile signal Hard to book activities online, with poor Internet access

Everything is very child/family orientated so maybe not the best place for an adult holiday. Very poor phone signal and WiFi is only up in the entertainment complex
