Some floor boards were cracked and creaking a bit.

Very spacious room with a little kitchenette. Good location within walking distance to a lot of restaurants and bars. Free parking was a bonus. Room was very clean and the bed was comfortable. Overall great value for money. Will definitely stay here again.

Nothing major, the only small drawback is that the car park is by the back entrance, and that's not where the key boxes are, you have to go all the way round to the front.

I have stayed here before, and I love the neighbourhood it's in, which is a part of Hull where I have friends and go to events and enjoy visiting, the hotel itself is basic but very good value and spacious. The last room I stayed in was actually two bedrooms in one suite, this was one bedroom but there was also a basic but very useful kitchen area. Everything is clean and there is plenty of room. The bedroom has a desk and chair, which is always very useful.

Lacking extras - could do with a comfortable chair or sofa. Surfaces clean but could use a good scrub. Flooring very uneven- bathroom door sticks and some flooring starting to crack and stick up: future tripping hazard. But Overall nice.

The water pressure in the shower in room 8 was awful, as was the shower itself. The shower has quite a big step to get into it and it felt claustrophobic as it was so small. The shower head was an absolute nightmare too. Something has obviously got into the hot water tank & died in it as the hot water ran brown. We ended up shaving and washing with cold water. Fortunately the shower is powered and runs off the cold water system. The TV in one of the rooms was poorly placed, meaning you had to turn sideways to watch it, but it didn't cause us any issues. There were no obvious staff on site, which wasn't an issue as the managers phone number was posted around the building. Bed wasn't the most comfortable bed, very hard but adequate. Towels provided were very small.

Warm and comfortable room. Tea & coffee making facilities, lots of coffee provided but a lack of sugar & milk supplies.. Big screen TV. Shared kitchen with all the essentials needed for your stay. Some people have commented about the check in process. I believe this has been addressed as I received entry instructions in plenty of time, and the instructions were very easy to follow.

The building is unmanned most of the time, so you require codes to access the main door and key safes as well, which took a bit of time to sort out, as the codes weren't issued, until an ID document was provided. Once the access codes were given though, it was all very straightforward after then.

The accommodation is fairly close to Hull city centre, but is still far enough away to make it fairly quiet, and private. The studio room is self contained, and has everything you need for a very nice stay. It is also fairly large as well, which adds more ambience to the accommodation. Also, considering the studio room is self contained, the price of the room is very good value for money as well.

The shower developed a very unpleasant smell, and the owner wasn't on hand or anywhere near to deal with it BUT - they did contact a plumber, who gave advice, and the matter was resolved.

Easy instructions to get in, owner responded quickly to contact - safe private parking, good spot, opposite Pearson Park - comfy bed. Good size room. We were only there for one night for a concert, but there was a useful kitchen had was been there longer. A nice building. Very reasonably priced.

The instructions for accessing the property were clear it would have been good to know the arrangements were to be sent on the day of our stay. I had to call the number to find a text to be sent after 2pm. Otherwise it was fine

Clean throughout the entire building. Quiet on the 1st & 2nd night, guests were noisy on the 3rd night (suspecting they were drunk) however that’s no fault of the owner.
