How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews

Pear Tree B&B is in a great location to explore the area; about 30ish mins to York or coast and only a 5 min walk to the North York Moor Railway. Fantastic breakfasts with plenty of options. We stayed in the Barn Room at the back of the property, a large room which was clean and comfortable and had a sitting area. The bathroom was a very good size too with a shower over the bath and toiletries for your use. There were a few steps up to the room from the bathroom. Chris & Sarah are really nice and welcoming and offered tips on electric car charging for us and places to visit.

We drove straight past initially and had to do a u turn so maybe a larger or more prominent sign 😂
Pear Tree House B&B is an unassuming place on the main road into Pickering. It’s about 10 mins to shops and railway station, has a pub just a few minutes away and a private off road car park. Chris and Sarah are a lovely couple who were very welcoming and friendly. Our room was on the front, overlooking a busy road but due to the secondary double glazing, we weren’t disturbed at all. Room and bathroom were beautifully clean, nice bed linen, comfy mattress, quite spacious with a seating area, lovely and warm too. Sarah’s breakfast, which was a pre-ordered affair, was plentiful and cooked just as we preferred. A lovely stay and we’d definitely return.

Stayed for 1 night, wish it had been more, beautiful B&B very nicely decorated, exceptionally clean, bed/pillows really comfortable. Lovely owners and the best full English breakfast I’ve had in a long time. Only 10 minute walk into town. Highly recommended.

My partner didn't get to use the shower in the bath as this was to high and no handrails to grab

Everything was great.
We had a fantastic weekend stay at Pear Tree House. Great location, breakfast and spacious, clean rooms. Sarah and Chris were lovely, really welcoming and helpful. We would definitely stay here again in the future.

Beautiful room. Excellent hearty Yorkshire breakfast. Friendly welcome. Central location. Lots of attention to detail.

Home from home B&B . Room very comfortable and spacious. plentiful tea / coffee plus lovely biscuits in the room. Breakfast choices were excellent- pre ordered night before. Location great, short walk into main town and easy access to North Yorkshire moors. Welcoming friendly owners Would definitely return and recommend

The property had off street parking, hosts are lovely. Our room was very clean and cosy, bed was amazing. Breakfast was all fresh, good quality, locally sourced and cooked to perfection. We are definitely going to come back soon and enjoy more of the same.

I was happy with everything.
Very welcoming, lovely room and the bath robe and towels were fluffy and smelled amazing. The bed was so comfortable I had a great nights sleep.
