United KingdomNo television in room was disappointing as I would of liked to watch Match Of The Day on Saturday evening before going to sleep. The lack of an En-suite bathroom didn't actually cause a concern as occupancy was low on my stay.

United KingdomThe room lacked a TV set. It was cold during the daytime in September since the heating system only operated at night. The provided towels were overly worn and required replacement. Additionally, the property was very slow in responding to inquiries.
The shared bathroom is large and well equipped. Relatively close to Arnos Grove Tube stationn. Big gym in a walking distance.

United KingdomWe coincidentally arrived when Hussain (who oversees the property) was clearing the property, he couldn't have been more helpful and I was so appreciative of his help. The key-code security for the doors is great, Room was comfortable. Property has toilet and shower upstairs that I *think* is shared by all like the kitchen is downstairs.

United KingdomWe had no issues with the facilities as everything was clean and tidy. However we experienced significantly disturbed sleep as there was screaming and banging on the doors from the outside throughout the whole night. Whether this was another guest or a member of staff it lasted for a good portion of the night, and me and the friend I was staying with felt quite unsafe throughout the night.

While Smart Rooms Waterfall Enfield has potential with its clean and cozy environment, the reality of my stay was less than ideal. Review of Smart Rooms Waterfall, Enfield My recent stay at Smart Rooms Waterfall in Enfield left me with mixed feelings. The property boasts a clean, quiet, and warm atmosphere, which initially drew me in. It’s a simple and basic accommodation with a modern vibe, generally well-kept, and I appreciated the pleasant environment it offered. The location is reasonably convenient, about a 20-minute walk from Arnos Grove metro station, with bus services readily available. Additionally, it's just a short 10-minute walk from the former Friern Barnet Psychiatric hospital, now refurbished as Princess Manor Court—an interesting point for those curious about local history. I rented Room 3, which is the smallest in the house. While it might be considered a closet by European standards, it felt spacious enough for British standards at approximately 3m. The shared bathroom and kitchen were adequately maintained, but I encountered some issues during my stay that significantly affected my experience. One of the main drawbacks was the cleaning schedule. The rooms were meant to be cleaned daily, but I discovered this only occurred when someone checked out. As a long-term tenant, I found myself cleaning up after other tenants, particularly foreign visitors, which I found quite unpleasant. The lack of a hoover made the situation worse, as I had to wait for the cleaning staff to address the mess. Additionally, I was disappointed to find the door to my room was brokupon check-in, which led to unnecessary disturbances every time someone else checked in. This added to the overall discomfort of my stay. The bedding and towels provided were not in the best condition—some had stains, and others had an unpleasant smell, prompting me to purchase my own. While the environment may appear clean and quiet, my personal experience felt far from tranquil, as the atmosphere was often overshadowed by the chaos of shared living.

Really clean place! Easy to get to and good value! Host gave us the main details before we stayed which was ideal.

Could not be a less comfortable bed unless maybe you were made to sleep on the floor. I got 0 information about the wifi despite asking multiple times. Planned to work some hours at the desk (as seen in the photos) but there wasn't one, or a chair. The room was freezing all day until at night the heat came on. I left after 1 night despite knowing I was losing at least 90bucks - I would lose another 90 to avoid this tiny room

United Kingdom1st room had bed that was rumpled and damp towels 2nd room had someone else in it People cooking in kitchen @2.30am Banging on doors at 1.30am, sounding like they had brought other people back with them. Knocking on window of room friends were in. Front door left wide open when we got back at 12.45am (from gig we'd been to) Owner did change bedding in both rooms but won't give us partial refund after expressing how badly our stay was. Would never use this place again, which is shame, as like previously said location and size, and decor very nice. It had a lady that was longer room renter there and think she just thought it was her house, the guy in 2nd room, owner said was known to them, and apparently had tried booking fir sat night as he was there fri, and was re booked for Sunday, but he was told no availability, but he was still in room when we got there, claiming he had booking, very stressful. We were concerned chap would know door code, so owner changed it, but wonder why door was left open by other people in property, was this to let someone else in, who knows, but we didn't get much sleep and overall a awful experience

United KingdomWaterfall Lane is quite busy; there is a lot of traffic noise at the front. The rooms are double glazed but mine was still noisy. Another guest pinched some of my milk from the fridge too! Only 1 shower, so if the hotel was full (7 guests maximum) there could be a queue The automated front door system was 'temperamental' - sometimes taking a couple of minutes to bypass. Other guests had the same problem.
Very clean. Only 4 rooms, at times I was the only guest. Kitchen is fine to use and is equipped, laundry facilities too. Nice shower, good hot water. My room was a good size. Internet was very good, never buffered. Despite what is said on the site, there is free on-street parking outside the hotel, although it's only a 5-minute walk to the tube and local shops

FranceTravelling quite often to London and being familiar with hospitality structures there, I should say, perchance, I had found Smart Rooms and my stay there has exceeded my expectations in many ways. Smart Rooms is situated metres away (walking distance) from the Underground Station ''Arnos Grove '' which is on the Piccadilly Line giving quick and easy access to Central London. The neighbourhood is calm, residential and very safe. The property itself is accessible with security codes both through the main entrance and the individual private rooms. My room was spacious and spotlessly cleaned with amenable furniture. There is easy and permanent access to a collective kitchen and lounge which are equipped with refrigerator, washing machine, tumble dryer, ironing table, microwave and oven. You have everything from clean linen to hairdryer and Free WiFi etc... The bathroom and toilets are immaculately cleaned every single day. The owner pays regular visits to ensure the guests have everything and are properly welcomed. I will definitely choose the place again for my future visits and strongly recommend it. Anwar

There was a woman, (is she owner, host or guest?) in a small room on the top floor who... - left gas central heating full on (that's hot) overnight in common areas, little used - left back door unlocked overnight In both cases I asked her not to again and she did or allowed it again. There was more rubbish than places to put it. Rubbish was piling up at front bins and in the back garden. Not properly recycled. The front door and bedroom doors have key code numbers. An insider could tell an outsider what they are. Depends on the insider(s). Fairly pricey.
Newly modernised. Full new kitchen, well equipped. Strong central heating (if you want it). Carpets on stairs and upper bedrooms are thick. If better managed this place might be alright.
