It was not mentioned in booking.com website at the time of booking. Actually booking.com confirmed booing with breakfast. The owner however was kind and considerate enough to send a follow on message to clarify.

United KingdomUnfortunately I chose a weekend when the host was not providing breakfast but the well fitted kitchen and dining room were available for guests to use and I was warned in advance. The parking in front of the house was very welcome as it was close to guest accommodation. Location was excellent for centre of Dingwall and Davidson museum which was reason for my visit.

United KingdomNot so much things I did not like, but perhaps some tips for any guests would be to turn down the heating on arrival, as the room can get warm during night. Potentially look to provide ear plugs/bring any of your own as noise can sometimes be heard from shared bathroom and guests coming back into property.

United KingdomNothing about my stay in The Birches, but some people will find Dingwall a little too quiet with not much happening in town. A sign of the times as there's lots of closed down shops and no thriving night scene. There are a couple of bars, the main one on the high street closes 10pm. There's takeaways and several restaurants but didn't try any of these during my stay as I was often touring around and eating out elsewhere.
Enjoyed a 4-night break in the Highlands and stayed at The Birches in Dingwall. The accommodation is in a new build extension at the rear of the impressive main house, which you enter via a path to the side of the house. Check in on arrival was seamless as you receive a text from Moira (the owner) advising which room you are staying in and where your room keys and guest information is left. The room I stayed in was tastefully decorated, clean and ideal for me as a single traveller. Tea/coffee/chocolate is provided and you help yourself to milk from the fridge in the kitchen. You order what you like for breakfast on a tick list, then leave it in a plastic folder near the kitchen the night before. If you need to restock on tea/coffee etc. and have your bed made up, you leave a token on the room door. You're very much free to come and go as you please. I met Moira at breakfast more often than not and she was friendly and hospitable. The weather during my stay was perfect too - caught the end of the summer with hot and sunny days.
