    The room was tiny and it wouldn't suit everyone but everything was there including an ensuite. It suited me very well for one night and I was pleased that I chose it despite it being a tiny room.

    The owner was really helpful recommending a great place to eat, heating was also great! Everything was spotless! Checkout time was 11am which was better for me than an earlier time. Everything I needed was provided. Great location next to the seafront but it was quiet too.

    When I booked I looked up "Bed and Breakfast in Eastbourne". We booked the Berkley because it was near the theatres. When we got there we were told we could not have breakfast for the first 2 days, i.e, the weekend, so we had to go to look for a cafe for this on those days. The entrance to the room was onto a raised step, so we had to be careful when entering not to fall down. Similarly the bathroom had another step up to it. The rooms were not "serviced" every day, only every 3 days or so, which means we had to make our own beds most days we were there. There was only one other resident when we were there despite a "No vacancies sign in the window.

    We booked the Berkley because it was near the theatres.

    We were charged an additional £20 for arriving at 7.25, 25 minutes after the deadline of 7pm, due to heavy traffic during our journey from North Yorkshire. It's in the "small print" that this will happen if arrival is after 7pm, but is quite unusual in my experience for an arrival at a comparatively early time - so one to watch out for.

    The room we had was fine, but perhaps a bit expensive for what it was - I guess that reflects high season in Eastbourne.

    Being on the top floor. Staff not around all the time & didn't find particularly helpful on checking my booking when I was having problems with booking.com website. Kept repeating as booking made via them had to go to them with any query.

    The bed was uncomfortable for us as the mattress was very soft but this won't be an issue for customers who prefer soft mattresses

    Very nice guesthouse in a great location. Staff was professional and friendly. Room was spotlessly clean and equipped with everything we needed. It's possible to get a parking permit at reception which costs £3 per day.

    We had booked bed and breakfast through booking.com, but the hotel was notified that it was room only. Very disappointed with booking.com!

    No lift. Shower space quite compact.

    Warmly welcomed to a lovely modern well furnished hotel. Room clean and comfortable. Many shops and cafe's within 5 minutes walk. Seaside 2 minutes walk.

    For me - Nothing to dislike. I’ve seen reviews complaining about the number of stairs - yes it’s true there are a lot to get to the upper floors and if you have big items of luggage you will have to put some effort into it. But the property is an historic building and advises that it has no lift so you have been warned. If a lift is essential to you then you need to book elsewhere.

    There was nothing that I did not like. In fact I have already re-booked my next visit.

    Joy was so friendly and helpful especially as I arrived late in the evening, exhausted after a very long journey. The location is perfect for the seafront , the railway station and the town centre. The room, bathroom and all facilities are impressively clean. The bed was very comfortable. I like that I can actually open the window. I found it to be quiet at night - inside and outside.

    It's not a big deal but you need to be very specific on arrival time as reception isn't open all the time. No lift so bit of a slog to the upper floors

    Great location for both the town centre and the tennis. Quiet part of town and parking was easy. Room was a good size and very clean. Owner was very helpful.

    A lot of stairs to get to my room!

    The bedroom being on the top floor, having to take my suitcase through the narrow staircases. There should be a warning on this. The bedroom was small. There was quite a lot of noise on weekday due to refurbishment works of the house beside.

    Joy was very kind and helpful at all times. She gave me good tips for eating out and helped me with booking a taxi. The location is ideal, just one block from the sea. A quiet and clean place.

    Having to pay £100 deposit. This is steep and should be refunded immediately after room has been checked. Breakfast was advertised as being included. Others at the venue said the same but told no breakfast. Misleading.
