No breakfast was not a problem as I had early start, but could be purchased from cafe up the road, if desired, according to information imparted. The modern shutter blinds looked nice but were not blackout. Some road noise.

AustraliaCan’t comment on the meals because the chef was off the night we were there. Apparently a severe accident in the kitchen. Very close to the road so there is some road noise during the night. Location on booking.com was miles out.
Location was good with great views. Plenty of parking too. Nicely renovated building and rooms. Very comfortable and well equipped accommodation.

AustraliaIt is advertised as being in Brightling but it isn’t it’s in the boring village of Netherfield. The room is bleak and very dated in decor, absolutely no feel of comfort or luxury. Cheap curtains and bedcover. View is interrupted by ugly modern roof and outdoor cool room. All night a thrum of a machine kept us awake, I think it was a fridge as it stopped and started. Bed wasn’t comfortable. Hard and no comfy mattress topper. Wildly overpriced.

United KingdomRoom was very small, no where to leave case out for easy access. Too many pillows for show and nowhere to put them. No mirror in bedroom other than inside wardrobe, not much use for styling hair. No toilet brush. Kettle difficult to access under side table. Generally feels they sacrificed quality by putting too many rooms into a small area. Never a double, glad I was alone. Steep outside stairs to room and pesky code locks rather than keys were awkward to master.
Perfectly situated for a visit to my son. All of the staff were friendly and professional. Room was clean and fresh. The towels were soft and good quality, bedding too, although I found the pillows hard. Good view over the Sussex downs

United KingdomWe were completely unable to contact anyone from the venue and didn't see anyone during our trip. We booked on a Sunday for the Tuesday evening. No where on the property description did it say that the venue would be closed. Until we got an email at 9.30pm on Sunday evening to say the pub would be closed and no-one would be there and to let ourselves in. This didn't fit our requirements as we were going to arrive late, and leave early for work so required dinner which is why we chose this venue in particular. We immediately asked to cancel so we could find accommodation elsewhere. We messaged twice, and so did Booking.com on our behalf. We never received a response and were left with no idea if we were going to be charged, and unable to book elsewhere without getting a response. So we ended up staying against our wishes, to not be charged twice. And still we haven't heard anything other than getting an automatic receipt! We turned up to an empty car park with a closed pub, and not a soul around, and having to go out and find dinner late in the local village. There was a mobile number on a chalk board for emergencies - no good once we've arrived and been trying to contact them for 2 days. The room was lovely and the pub looked nice, but to just abandon guests for 3 days and never respond to cancellation requests felt so unprofessional and really ruined the stay. I understand the need to close on quiet days and have some time off and operate a self-check in service, but you should make sure this very clear upon booking, and ensure you check your messages at least once during this time when expecting a guest during it.
The room was lovely. Nicely designed, comfortable with modern amenities throughout. It was very clean and new. Good parking. Nice looking pub. Beautiful views. Free wifi.

AustraliaThere was no breakfast offered at all. The pub didn’t open u til 11.30 a.m. The suggestion was to go up to the village shop, which did serve an adequate breakfast. The electrical plug for the tea/coffee facilities was under the bottom shelf of one of the bedside tables: somewhat difficult to access to switch on. Room was very small. Not even enough room to open my suitcase which opens as two packed halves. No instructions as to how to operate the TV, ie. how to access the different main channels etc. They all seemed to need a personalised access to each section. Luckily someone else’s access was still available: it took a while to work out though!
Cleanliness was very good. Security was also good. View was lovely. Wardrobe was quite spacious but I had to use that to store the excess of cushions and pillows! The staff were all kind and helpful.

no breakfast provided, had booked an evening meal, but there was no water on in the place, so were told there would be no meal just go down the road a few miles and there are plenty of places to eat. Not what we wanted to hear after a 7 hour journey from the north of england. Rooms had nothing to do with the bar and restaurant downstairs, so the girls were not particularly bothered. There needs to be someone there who is responsible for the rooms.

Spoilt our visit after a long journey down from The North of England. Bar staff had nothing to do with our night stay,so were mot bothered . Bad news. The owners of the bedrooms must be more responsible . Very unacceptable.
