The grape vines in the courtyard are dry in winters. Hope to come during autumn next time where the grapes are ready and juicy!!

Small and snug room. Kitchen with facilities and utensils. Two single bunk beds. Fridge table chair in the room. Very new tasteful furnishing. Toilet quite warm in winters. Room is separate from owners residence so undisturbed. Kind and helping elderly couple. Offered me home made wine. Kept my bag after the checkout.

Isolation of the room is bad. There was a big group of people who were talking loudly till the late night so I couldn't fall asleep.

I could not find the Guest House easily on Google maps, asked some locals to assist me, they kept asking others about directions, and we searched together for the Guesthouse till we finally found it. Its contact number was out of service when we tried to reach out to it.

Excellent value for money. The staff, as well as the residents are very warm and welcoming. I truly felt I was among my family members. The room was very clean and tidy, with arranged towels and bed sheets, outside it, the kitchenette and its specified bathroom. The WiFi network is strong. The location is perfect nearby the metro & bus station, in addition to some restaurants and bakeries.

It’s a very nice family own guest house, ms Tamar is soo sweet and very accommodating and so as her parents. The room I’m staying in was a nice cozy near the kitchen room. What I like about the place was it is just a walking distance from the Avlabari metro station is was very convenient for me.

At night, it can be noisy. Everybody uses same garden and commen garden kitchen. There is no warning for being in slience at night especially after midnight. We had early train ticket, but we couldn't sleep because of noise and we woke up at 3.30 AM because of noise again. Owner should be warn guests and be more carefull about that and should hang some signs and warnings about common areas noises.

Owner of guest house is kind and helpfull. It was clean and tidy. Wifi was not bad but it can be better. We have A/C and mini fridge.

I want to give this a 10 but the hot water was missing in the shower. Plus, would be good to stock up on tea / coffee for the kitchen area. Still a good place to stay.

Home with a private room that is perfect. The outside kitchen area is very cosy and the house has a lot of character. Perfect location as Avlabari area is best for the mini bus to Dilijan / Armenia. Also the area although quite central seems less like the touristy Liberty Square area, so it's a different more local feel.

Being a solo traveller I had a small room with a bunk bed and a bathroom. Very basic but overall quite ok. Is very nice the patio of the house where you can relax.

Cute 2-bunk room with bathroom right off the kitchen. Heat and AC 1 minute from Avlabari Metro Station and minibuses to Yerevan.
