Since we visited during winter, and there's heavy snow on our arrival, Our way to the hotel is a bit difficult. But in the morning, they helped us again down the road so everything is fine.

Annie was very hospitable. She's always ready to help. Breakfast is served well, she even let us try their kinkhali as early as breakfast. Her place is like home

The owners just opened a few months ago and our room was very comfortable, with a stunning view of the city down below. We loved hanging out on the big balcony watching the sunset. The fresh cooked breakfast by the owner was also really good, with meat, cheese, eggs, vegetables, etc. It is also maybe a 10 minute walk below to the center. Would definitely stay here again.

The location is perfect - still close to the center, but more quiet & offering a beautiful panorama. Our host was kind enough to wake up very early in the morning to check us in, and the breakfast was also very good. The room and the balcony is also nice, everything was great.

Not a concern for us but restaurant options are down a steep hill which we chose to walk rather than moving the car. However, there is a well stocked grocery very close to the room.

We stayed at this location twice, one night before going to Svaneti and one after. Anna is a welcoming host. The room truly has a panoramic view, floor to ceiling. Lovely, large terrace. Shared kitchen. Excellent breakfast. Hot water for showers. On-site parking. Good internet.. Anna provided us with a couple of local food treats upon arrival which was lovely.

We had a wonderfull experience in this guest house. The guest house is super new, everything worked very well, amazing breakfast in georgian style. Terrace view is amazing, and with super cool ubication as well. Barbare the owner, help us with when our rental car failed, she call the company and helped us to solve the issue, we think that without her help this Couldn't be possible. She saved our vacations, thank u for this! You have free coffee, and tea unlimited.

Everything was really great! The host was so kind and helpful. We arrived so late (actually in the morning) and she waited for us. The accomodation is totally new, well equipped and calm. The city centre is just a few minutes far away from the guest house.

The room was very clean with the comfortable bed. There is an amazing view from the terrace. It was close to the center and nearby the hotel there is a shop and also good restarurant Magnolia with the local cuisine. The owner is very nice person and she always helped us with everything we need. The breakfast was good.

Very nice accommodation in the guesthouse, with a amazing view of the city, large terrace, nice hosts, comfortable beds, parking in the garden, breakfast was also very good. I can recommend it and I will definitely come back here.

The host Annie made us feel at home and made sure it was an excellent stay. The property has a balcony which offers one of the best views of Kutaisi city. The rooms are great, kitchen and well stocked and the breakfast is awesome. Would love to stay there again during the next visit. Thanks Annie for all the love and care. We miss you already !

First of all, the host is amazing she knows how to put customers at ease. Exchanges with her are very pleasant. She knows how to anticipate customer needs. Her presence is warm and welcoming. The house is very quiet and the terrace is large and allows you to enjoy the soft evenings of Kutaisi while watching the moon. View of Rioni River and Kutaisi. Great elevated neihborhood. The place is decorated with taste and the rooms are comfortable. everything is well built and well thought.
