Given off-season arrival, room amenities (bathrobe and slippers) were a little dusty. Interior was clean and orderly.

Visited during off-season (25-26JAN2025): no crowds, modest weather, clear skies, many shops closed for season: more cats than tourists in the street during day time. Adi @ front desk is wonderful: helpful, courteous, and professional. Pleasant and healthy breakfast served on patio with awesome sunrise caldera view. Hotel is very close to Fira bus depot (~3 min walk) and museum, and ~150m from chairlift. Had a fine time during our short stay; Oia was wonderful to explore.

We recently had the pleasure of staying at Hotel Theoxenia. From the moment we set foot in the hotel, we were greeted with the warmest of welcomes by the exceptional hosts, Valantis and Adi. Their professionalism, friendliness, and genuine caring attitude made us feel immediately at ease and well cared for throughout our stay. The hotel offers an absolutely incredible view that left us in awe every single day. Waking up to the stunning panoramas of the surroundings was truly a highlight of our trip. Additionally, the cleanliness maintained by the hotel is impeccable; every area was spotless and well cared for, reflecting the high standards they uphold. The breakfast provided is outstanding, making our stay extremely comfortable and enjoyable. The staff at the hotel are equally praiseworthy – always friendly, attentive, and ready to assist with a smile. The location of Hotel Theoxenia is ideal, offering easy access to explore the local attractions and enjoy the best of what the area has to offer. It's perfectly situated to experience the charm and beauty of the surroundings. A special thank you to Valantis for the incredible tour! His knowledge and passion truly enhanced our understanding and appreciation of the local culture and sights. It was an unforgettable experience that added so much value to our trip. Tiny balcony with blocked view in the lower level where we stayed. Balcony/roof-top on upper level is fantastic.

Adi who was at the front desk on both days was excellent. She explained all the key sights to see and recommended multiple transportation options. We ended up renting a car and driving to the sights which was most economical and efficient.

You have to take one floor stairs to the reception but that is how Santorini is made so atlast all good .

Good clean rooms with balcony. Staff members were very cooperative . Location very good , you will get everything in walking distance in the heart of Fira . Nice personalized breakfast on the roof with an amazing view of the Aegean Sea !

1. The service: at every point from pickup to recommendations, the hotel staff had been immensely helpful 2. The breakfast - large portions with local pastries and beads made our day especially before a strenuous hike 3. The hotel was a little outdated, and the bathroom needs an immediate renovation and update. The toilet shower area suffers from clogging issues, which was rather irritating.

Location is almost ideal, and the terrace with the Caldera view is spectacular, to be honest. Definitely for those who want to take in the views of the Caldera and the sunset views!

It is at the central location, but relatively quiet. The view at the terrace is gorgeous, while taking the breakfast. We also saw an astonishing sunset here.

There was nothing to dislike and would stay again

It was in such a fantastic location to access the whole island as very close to the main bus station. We booked a sea view(and what a view 🙂) the rooms were spotless and cleaned daily, the continental breakfast arrived every morning and was a wonderful way to start the day. The staff cannot do enough for you and are full of helpful information.

Our room was so clean and comfortable with a perfect over the volcano. The cold tub on the roof was a highlight as was the delicious breakfast feast which was served outside our room on the roof terrace. This place was less than 5 minute walk to the bus station. Perfect location. In the centre of town and yet it was quiet and peaceful. We had a wonderful stay here and If I were to visit Santorini again, I would definately book this place.

Location couldn't be better, the whole caldera view steps from my door. Staff friendly and capable. Enjoyed cool water spa, again metres from my door, and breakfasts were large and enjoyable. Staff helped organise transport to airport & with luggage. Many steps to room, but any pain is worth that view. Main entrance straight on to one of main streets. Rooms comfortable & spacious, bathroom modern & plenty of towels. In all, a great visit, heartily recommend.

This hotel was great, main reason for booking was to enjoy sunset without crowds and it was amazing! The room was spacious and clean, breakfast was served on the balcony/patio where tou can also use jaccuzi. Staff was also very nice and recommended places to visit and eat.

The perfect stay you could ask for! Spacious room, bathroom with upgraded facilities. The staff were super friendly & accommodating. The breakfast is spot on especially enjoying it looking over the view! The location couldn’t be better in the heart of the Fira. Highly recommend 😁
