United StatesIt wasn’t necessarily the property I didn’t like, more so the road leading up to the property after disembarking the boat was quite treacherous by foot and especially golf cart.
I liked the comfort of the hotel and the small amenities present, especially the air conditioning. Having to take boat rides in and out of this spot added to the value I’d say. Noel or Noah was absolutely delightful; he was a phenomenal host during our stay and showed really effort to get to know the guests. His people skills were great, give him a raise. Him and Eric ran this operation to a T.

United StatesThe walls are thin, so noise is a bit of a problem. We could hear loud music coming all the way from Flores and also conversations in adjacent rooms. Our room was small, basically 3-feet wider than the bed (bathroom was big enough). While we booked the room using a credit card, we had to pay in cash at the hotel, so needed to go back to Flores to find an ATM. I was traveling with my daughter, so had hoped to have two separate beds but only a room with a King size bed was available. Turned out to be fine as their kingsize beds are extra large. The host organizes airport to hotel transfers for 50 Quetzals/person. You can get from airport to Flores boat deck (1 mile only) for 25Q/person by taxi or 10Q/person by auto rickshaw (a 3-wheel mini-taxi called tuctuc locally). Not sure why the owner is charging so much extra. The host can also book your visit to Tikal for 200Q/person, includes bus and guide. You can get the same package at the local travel agencies in Flores for 150Q/person. The park entry of 150Q/person is extra and needs to be paid separately (online or cash at park entrance). Don't forget your mosquito spray (DEET) as the whole area has mosquitos that transmit malaria and dengue, zika and Chikungunya viruses. We were there in April and saw very few mosquitos fortunately.
The staff was particularly welcoming and always ready to help (5-stars). They even prepared me a full thermos of special tea prepared from freshly collected guava tree leaves when I got sick to help me recover. There is a very nice view of the island of Flores from the breakfast area. There is a fridge with a variety of drinks available at all times and all you need is to write down what you took and pay later (honor's system). They have home-cooked food onsite for reasonable prices. You can walk from hotel to a viewpoint (mirador) and a public beach in 15-30 min. Some Mayan ruins are also close by There is a small pool, just big enough for little kids to play and adults to sit and cool down while holding a drink. Hotel is about 1h30 min from the Mayan Tikal site. The short boat transfer from the island of Flores to the hotel upon arrival and departure are included. Extra rides cost 10Q/person each way. All in all it is not a luxurious place, but a good value for the price (we paid about US$100/night)

United StatesWe loved it here, after staying for 2 days, we now know why it has such high reviews. Both Noe & Eric were helpful, kind and went out of their way to get us signed up on tours, drove us to a restaurant in the village that was still open as we arrived on a late flight, made sure we were picked up and dropped off on time for our tours and airport transfers. The hostel is located across the lake and it requires a lancha (motor boat) to get across (which we didn’t know at first). Best advice, as we did, is to confirm with the staff ahead of time so they can pick you up as it could be confusing how to get there the first time as it’s in a small visage across from Flores. Once you’re there, you’ll LOVE IT! It honestly was once of the best places we stayed at as a family on this trip and only for $55 a night! We enjoyed the hostel grounds, it was a spacious patio high enough in the trees to be shaded and breezy. The restaurant food was very good, there is a self-serve fridge to get sodas & beer and you write it down on an invoice. The hotel rooms were a decent size, nice and clean with a good shower. All the details of this hostel are well done. It was sooooo enjoyable to stay there all afternoon when the weather was hot & humid. Also our daughter left her mouthpiece at the hotel as we left at 5:45am and were in a rush to get out. We realized only once we got on the flight what had happened. Working with Eric over What’s App over the course of a few hours before we boarded a bus to El Salvador by 1:30pm, I went to the bank to send him money to cover the cost of the DHL deliver (which was quite expensive). Eric truly was Golden in helping with it as kid mouthpieces are expensive to replace.

NetherlandsOk so Zapote Tree Inn is not a 5* hotel. It’s a bit older and it shows. The rooms are colourful and a bit oldskool, but still very comfy, with a very comfy bed. The aircon works perfect and there are muskito nets in front of the window and there is a fan. The shower had some issues, we didn’t have hot water and just a tiny drizzle coming from the shower head when we tried to shower late at night. However during any other time of day it was fine. The rooms are not fully soundproof but it didn’t bother us that much. The pool could use a thorough cleaning but is nice to cool off for a bit.
Although a the place is a bit older, everything is very well maintained and cleaned. There’s fresh water available at the bar and there are clean beach towels available which is a great touch. The thing we loved the most here is just the vibe, it’s a very laid back place with such a homey vibe. Especially Noé is so friendly and chatty and really loves to have a laugh with everyone. The grounds are well kept and full of beautiful animals like Tucans, hummingbirds, monkeys and the amazing sweet house dog Mowgli, who even spent a day at the beach with us! We only stayed for 3 nights but it was one of our best stays in Guatemala cause we felt so at home here. Would totally recommend to stay here!

The staff working at this place are amazing! This review is ten star because of them and to say a big thank you for everything they did for us- from greeting us in Flores and taking us by boat to our hotel, making sure we have everything we need, answered all questions we had, woke up at 5am to take us back to Flores and were always smiling and warm. They were genuinely good and honest people, which made our stay in Zapote Tree Inn more special. They also booked us for a Tikal tour and booked our shuttle to Rio Dulce and made everything so much easier than if we had to book it ourselves plus the price was great. The hotel itself has a great view over Flores both in the day and at night. Lots of space to hang around with chairs, hammocks and a pool. The hotel is a great place to chill and admire the views while surrounded by sounds from nature. Getting to and from the hotel was quick and easy with the help of the hotel staff. We are happy we chose this hotel over the ones on the island because they felt a bit cramped. We wished we could spend more time in this hotel.

Location is lovely across from busy Flores . The communal spaces are beautiful with lots of natural shade provided by the trees & bushes around the property. The staff were very friendly & helpful , especially Noya ( spelling mag be incorrect ) He was always keen to give useful information & share helpful tips on Spanish language with us as we were lacking this skill .He is a real asset to the hotel & has not been working there very long . We enjoyed taking the water taxis back & forth to Flores and appreciate Eric’s help with journeys arriving & departing the hotel . The honesty bar was great .

United StatesThe roads are steep uphill, not finished. However, the hotel has an all terrain vehicle that works well with these roads.
I love the property. It was truly a hidden gem. Getting to the hotel via car was a little scary, many hills, narrow streets but once you are inside the hotel the views of the lake are stunning. I suggest you make arrangements with the hotel for them to pick you up from Flores via boat, if possible. The property has many trees and a small pool, many hammocks and we were able to see all types of birds, including toucans and humming birds. We also saw monkeys! The staff was incredibly attentive, suggest to make it a point talk to them as they are a wealth of knowledge of the surrounding area. We ate here a few times and the food was delicious and on the cheaper side compared to some of the other restaurants in the area. You mainly get around by boat to visit some of the other places surrounding the lake. Erick and Noe are always available to take you, by boat, wherever you need to go. Also, they do help you book tours and I found them to be cheaper than Viator. Their tours include transportation to the island where you pick up the land transport to your destination. All in all my family had a fantastic time here and can't wait to come back with extended family and friends.

Erick is managing everything for you. All transfers, tours, whatever you need. Peter, the owner, is a very friendly guy and knows a lot of stories about the area. It is worth to talk to them before your visit to organise you trip. Brenda will take care about delicious breakfast, lunch and dinner, ir required. It was a pleasure to stay there.

New ZealandPool is tiny- a soak pool, no swimming. Owner wanted payment in cash and we couldn’t do it all that way. There was a big problem using the internet banking system they had - it wouldn’t accept our card because our bank (wises) felt it lacked security measures (a PIN number was required). We felt they should have sorted that out better. Otherwise we were very happy there.

CanadaThe owner speaks English and is very helpful about the area and what to do while there. He will call down for a boat anytime you want to go over to Flores. The food is absolutely delicious and the hotel itself is clean comfortable and very welcoming with a fantastic view of Flores. We were able to park our motorcycles on the property. The roads in San Miguel are dirt roads, and it is hilly, so I couldn’t recommend bringing a little car or a big harley there but if you are on foot or a little dual purpose bike go there!!! Also the lookout is just up the road in walking distance and there are a lot of howler monkeys, so it’s a great place to be at sunset.

United StatesIt was difficult to get around in San Miguel (to the two restaurants that Erick recommended) because the lake level is so high that you cannot get to the restaurants without finding a boat - but we did end up managing to get to one of them - it was just a bit difficult. There's not much over in San Miguel, very few restaurants or shops, so it's more a place to relax.
We liked staying across the lake from Flores Island, as it was less crowded. The views across to Flores were beautiful. It was lovely to have A/C (worked well), and a small, somewhat funky, pool to cool off in. The room was very clean and the bed was comfortable. They provided drinking water. We didn't realize the times for dinner were between 5-6 pm and asked for dinner at 6:30, and Erick cooked us an incredibly delicious dinner, which we really appreciated. We went to the Taysal Archeological site, a site that is just now being uncovered and researched. We were surprised to find a miles long boardwalk through the site that was very well done. It meanders thru the jungle with overlooks to the temples and structures just now being unearthed. We had the place practically to ourselves and heard lots of howler monkeys, which are very cool to hear!
