Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

Everything was perfect! Peter, Eric and Yolanda were incredible nice and great hosts. Breakfast in the mornings were delicious and even more with that lovely view from the lake. The place is tranquil, perfect to relax after a busy day in Flores or doing the excursions. Comfy bed, great hot shower and a pool to cool down in the hot afternoon.

United StatesPeter was amazing and made everything as stress free as possible. The food and coffee were amazing. It was extremely easy getting to and from town as needed thanks to Eric (he also makes a great hot sauce). The bed was large and extremely comfortable and the bathroom/shower was clean and beautiful. It was also nice to be away from the noise of Flores but be able to get to the island within 5 minutes any time we wanted. PS The dogs were extremely cute and friendly.

GermanySmell from the bathroom was something we won’t miss, it came mostly after showering from the canalization. Unfortunately something that’s hard to fix.
Great place to relax and chill for a few days with the best view on Flores. Clear recommendation to stay on San Miguel instead directly in Flores. Don’t worry you get picked up and brought back to catch your next bus. Peter and his staff are super friendly and happy to help with anything.

United StatesI liked the quiet, beautiful location in San Miguel. It was easy to get across the water by boat for dinner or sightseeing in Flores. Peter and his wife were great hosts and really make the place a must stay. He organized everything we needed very well and was always willing to go the extra mile for his guests. The boat tour he gave us was fun, and the meals we had in the hotel were very good. We also really enjoyed the pool in the hot afternoons.

AustraliaIf you wanted to go out late or go back and forth to Flores island a lot it would be a little challenging. Whilst you miss all the party noises and firecrackers going off on Flores island, you do get a few roosters!
Lovely little spot opposite Flores Island. Given we only had two nights in Flores and needed to organise Tikal, our host made everything a breeze! From the boat pick up to lovely made to order food to Tikal your. Made life very easy, great value for money, and comfortable massive bed.

GermanyFor 40 dollars per night AC is not included. Everything costs extra. Felt a bit overpriced. Not many food options around in this part of the city. During my stay the party boat on the lake was very noisy until very late but that's not the fault of the hotel
Owner is nice and helpful. Food is good quality, not cheap but in line with prices of touristic places in town. Rooms are good. You should stay here if you're not a solo traveler and if you want to stay more than 2 nights as for 2 nights it's a bit further out from flores

United KingdomThe only small thing was the shower, there was once or twice when it was a bit too hot, this may have only been in my room. Regardless I still give this place a 10/10 based on everything else
Incredible Views, Peter is one of the best hosts in any property I have every stayed at. Very knowledgable about local culture and history and great in giving advice on things to do. You’re treated very honestly and respectfully at this place and for me I really appreciate that. Away from the hustle and bustle of Flores but still so easy and cheap to get to the main island. Hummingbirds everywhere, if you like peace and quiet with a great host and good food then trust me and stay here. There is also a passion and a love for the grounds and garden and a passion for life in general and it’s great to see. Watch sunrise from rooftop

Peter was incredibly helpful and really made everything run so smooth and easy for us. The transfers to and from the airport were amazing, all the staff were very kind and helpful and stayed with us the whole way to make sure we got there ok. We were late arriving but they offered to cook us some dinner which was probably the best food I've had in my 10 days in Guatemala! Highly recommend eating in at least one night. Peter organized our Tikal tour and Carlos escorted us to the pick up point. Location is great because getting to and from the island is so easy, you can always message the hotel and they will send a boat for you. The surrounding area of the hotel is also great to explore, recommend the Mirador, beach and excavations! I wish we could've spent more time here! Thankyou for a great stay!

We had a fantastic time at Zapote Tree Inn! The location is quiet which was perfect for us, and we were taken to the busier parts of the lake by boat whenever we asked! The grounds were really beautifully done, the staff were amazing, and the dinner was fab too. We accidentally left some belongings behind and Peter kindly arranged for them to be delivered to a hotel in Mexico - so helpful and kind, thank you!

United KingdomThe staff member there was so so helpful and kind - he picked us up from the jetty in Flores when we arrived, while being very communicative over whatsapp to ensure we timed it well. He also then arranged our Tikal tour for us and the price was better than the tourist places in Flores or other hotels, for the exact same tour! And then he even took us to our bus at 4am for the tour. He only spoke Spanish but we figured it out! The accommodation itself is basic but very clean and there was AC in the room. Definitely something a little more quirky than staying on Flores island itself, especially for the price.
