The furniture was old and marked and the walls indoor and out had paint crumbling and definitely in need of an update, but this did not make any difference to my stay as it was very clean. The TV had a great number of English speaking channels but the reception was fuzzy and difficult to watch at times. The lighting in the villa was very dark. There were no USB wall chargers for devices.

I arrived very late at night and there was someone available to check me in. The villa was huge. The pool had sunlight all day and was massive and clean. The outdoor area with sun loungers and day bed was fantastic. Staff were very friendly, always smiling and helpful. The bed was so comfy, normally in Asia they are rock hard. The bathroom was huge and the air conditioning was nice and cool at all times. It was very safe and well lit when coming home late at night. The Wi-Fi worked perfectly. A good variety of items available on the breakfast menu. The location was central and only a 2 minute walk to the main street, yet super quiet at night. Even thought there are around 9 villas close together, I didnt hear one noise from any of the villas all day/night. Perfect for couples or families.

Booking.com booked me into a 1 bedroom villa. When I arrived they put me into a pavilion which was not what my booking said and not what i booked. Their confirmation from booking.com said pavilion however my booking confirmation did not say this, it said 1 bedroom villa. They would not move me to a 1 bedroom villa unless I paid a lot more so this ruined my experience from the start. Booking.com and the villa need to fix their naming of the rooms as people will book a room thinking it is one thing, and then get put into another.

The staff were attentive and easy to deal with via whatsapp.

An outdoor shower and direct access to the bathroom from poolside would be handy.

Location is great. Quiet but only 50 metres to eat street. The larger size one bedroom villa has a beautiful sized pool and lush garden surrounds. The staff all lovely. Breakfast was good, particularly when eaten at the restaurant rather than in villa ( as fresher)

Everything was amazing but there was only two small thing if I really have to say something . Old TV and very weak internet at last in ours villa. We could not imagine to do any online work there or even watch anything online without loading problems.

Authentic architecture, plants,furnitures and style that was great and fit Bali. When I go to different places I want to stay in place that can represent his context.This place delivers 100%.

Real lack of planned maintenance taken place over the years to our Villa. Shower was a mere dribble and water smelled of sulphur. Airconditioning was poor and noisy, rendering to outside showed water damage and staining. Maybe it's me being over fussy, as a Chartered Surveyor I pick up on these kind of things! Booked before the pandemic for our honeymoon, however due to the none cancellation policy we were obligated to fulfill our contract arriving 3 years later, once the Balanese government had removed all entry restrictions. The problem now is the accommodation is £40 per night cheaper, but we still had to pay the full price. The management team adamant the contracted price was payable which did taint our stay, especially when the accommodation was starting to look tired. Feel I have been honest and provided good feedback. The second week we moved in to a fabulous Villa 1.4km away.

The bed was a little hard but we have soft beds at home so noticed it more than maybe others would. In saying that, we slept well still 🙂

My daughter & I had a 1 bedroom villa No.9 for 7 nights & it was amazing, even better than the photos! We spent 99% of the time outside by the pool which was awesome, loved the daybed, the rocking chairs under verandah & the outside dining w self contained kitchen - you really couldn't want for anything else. The crystal clear pool received sun all day so it was warm to swim 24 hrs a day, a beautiful frangipani tree provided some shade most of the day over a corner of the pool which was lovely if you didn't always want to be in full sun. Gorgeous well kept gardens with all the Inside the villa was very clean with a massive bed, lounge & a massive beautiful bathroom with a huge bath & seperate shower with sliding doors that opened to a nice space wirh lots of plants. All staff were wonderful, very attentive & friendly 😊 Had the included breakfast most days, which was delivered to the villa, plenty to eat & we really enjoyed everything - you choose what you want which was great & afternoon tea also but we were usually still full from brekky 😁 The turn down service in the evening was great (included them putting on mozzie coils around outside) The location was perfect in every way, felt very safe at all times day or night - 50 mtr walk to Eat St & a minimart straight across the road (open 24 hrs) Always quiet, couldn't hear a thing from Eat St or anything else. 100% will stay here again & recommend 🙂

They shut down all the Air-conditioning in all the bathrooms. Also air con is some rooms including the living room were broken down.

The Property itself is going back about 15 years old. Furniture and fixtures were dated and I would hope are due for some upgrades in the future. The Villas appeared well cleaned (and daily cleaning is included) but my group and I noted various maintenance issues plaguing our villa (walls in rooms are water damaged, doors are hard to lock or unable to lock, a TV set screen was severely scratched in 1 room, the pool needs a drain and given a thorough clean, some small paint issues and the most notable maintenance issue identified was that the wooden decking poolside was a huge hazard (chipping to the wood planks, nails missing and planks poking slightly upwards-good idea to wear thongs or shoes around the decking.

Staff: Friendly, attentive and propmt. No request was too difficult. I rate the service a 10/10 when compared to accommodation similar to Ulin. Food: Only breakfast is served on site. I am inclined to believe the food and beverage team are striving for the best. So good for them. On a note for improvement: on occasion the hot food came around a touch colder then I anticipated- however, we also ate our food so that says something! Price: As a last minute booking, the price was close to $6000 for a 3 bedroom villa for 4 pax over 8 nights. The good news is, pricing varies alot for Ulin, especially if your booking in advance. I did request a discount but reception staff were unwilling to offer anything cheaper. I rate the price a 6/10 when compared to accommodation similar to Ulin (minus the variables) Property: The front entrance is very unwelcoming (reception). Although the driveway down past the villas is magical, particularly of a night time Overall Experience: We enjoyed our stay with Ulin. We thought the Customer Service demonstrated by everyone we encountered is a worthy mentioned and would have us return at least another time. A review of the maintenance schedule to capture some of the issues described below (what I didn't like) could extend Ulin's current shelf life
