Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

Nice, clean and quiet. Good location to go into dublin or a bit further out to Cellbridge or Maynooth.

Hong KongA truly warm and welcoming stay! Joan and Pat were incredibly kind and informative, making my visit feel extra loving. The neighborhood is very safe and peaceful, which added to the comfort of my stay. And the bus connections to the neighboring villages and Dublin is great. I was in Leixlip for a course, but if I visit Dublin again, I’d still love to stay here—even though it’s not in the city center. Highly recommended!

South AfricaHard to find any fault, however the shower was quite small. Very neat, but small.
Lovely room. Plenty of breakfast options provided for in your own little kitchen, such as fresh fruit, cheese, ham, eggs, bread, fruit juice, cereals, milk, butter, jam, tea and coffee. Kitchen has a kettle, toaster and microwave oven. Even a bottle of red wine was waiting for us.

GreeceWe loved everything about this place, but especially the owners. They were very hospitable and accomodating in everything that came up. The room was very cozy and clean and the breakfast was rich and delicious. If we ever come back in Ireland, we will definitely choose Beechtree house again.

South AfricaWe were a little upset about the shared bathroom, but we should have looked closer at the brochure!. The very comfortable bed was too big for the room. So there was no room to maneuver or hang any clothes. perhaps if they put in a corner shelf with a rail underneath, and a TV on top would make the stay more enjoyable. And give the guests something to watch at night,
Very clean, Breakfast was good. self service continental, nice variety on offer Fresh Yoghurts Croissants cheese, ham etc. location good, near to bus stop, restaurants, pubs. Host and hostess were great! Parking great

AustraliaFantastic stay at Beechtree House. Joan was so welcoming and lovely, the room exceeded our expectations completely, very comfortable, large bed. Shared bathroom but not a worry at all, extremely clean and modern. Great variety of foods for breakfast in a shared kitchen/dining space. Would highly recommend. Nice neighbourhood, just be prepared it can take up to an hour by bus to travel to/from Dublin city, but buses are frequent and no issue if you aren't in a rush, and quite nice to stay outside the hustle and bustle of Dublin.

New ZealandNothing.
Lovely property - a private home. We had two rooms and a shared bathroom which we had the full use of while there. Everything was spotless and the bed was huge and very comfortable! Parking was just on the street outside. Bus stop to the city within walking distance, as was the local village. The hosts were lovely genuine people who made us feel at home and gave us some great tips on where to go for our time there. Fabulous!

United StatesEverything was great.
The owners were out of town, so their neighbor, Geraldine, hosted me. She was extraordinarily helpful and kind. The room, recently refurbished, was beautifully decorated. The mattress and pillows were extremely comfortably. The kitchenette, stocked with breakfast food, coffee, milk and juice, overlooked a garden out back. The bus stop into Dublin is about a 5-minute walk. The trip takes about 30-45 minutes. Be sure to have a taxi app. Free Now is popular here.

United StatesThe bed was incredibly comfortable. It was a 5 minute walk away from the only bus line into Dublin that runs 24/7. There was enough food for breakfast and late night snacks. They were so accommodating they let us check in super early because our 7 hour flight came in at 9 am. They even lent us money for the bus since it only took cash and we did not get exchange money yet. Free street parking made things easier as well.

United StatesNot so much a dislike as much as an unexpected. One of our rooms was the Garden room with a private entrance. What we were not expecting was that breakfast was left up to us to prepare. This wasn't a problem as the room is outfitted/stocked very well to accommodate the activity, but we were none the less caught a little of guard.
Joan was very kind and helpful. The rooms were well appointed and easy to navigate.

South AfricaLovely home. Joan is a superb hostess. You really feel at home and made to feel very welcome . Conveniently located close to a busy stop into town. Used Joan’s offer of a transfer from the airport which was cheaper than Uber and worked well.

United StatesShower room was tight but we expected that. It accomplished what a bathroom needs to accomplish. It was our error not realizing the bathroom was shared but it was never an issue or problem.
We were welcomed warmly and with great joy. Patrick loves what he does and it shows. The room was comfortable, quiet and the blackout shade did an exceptional job. It was convenient to get to where we needed to go and kept us out of the hustle and hustle of Dublin. We were not expecting breakfast and it was just right for us as we needed lighter options for this portion of our trip. We felt at home and welcome in this lovely home and family
