The room was very clean and cleaned every day. The staff was very friendly and always ready to help. Delicious breakfasts were served to the room, and you could order them daily via an app. The products were of high quality. The room was equipped with air conditioning, a coffee machine, and a minibar that was regularly stocked. Due to an early departure before breakfast, we were pleasantly surprised by a packed breakfast prepared the day before. Good location, just 5 minutes to the San Giovanni metro station. Right outside the exit, there is a bus stop.

I loved everything.

Just wow! I rarely stay in hotels, as I usually prefer renting apartments, but the room my mom and I stayed in during our trip to Rome was amazing. I was impressed by the cleanliness of the entire hotel, the truly most polite and courteous staff I have ever encountered, and the great amenities this place offers. The delicious breakfasts delivered straight to the room and the room cleaning service were luxuries I didn’t even expect. I highly recommend it to everyone!

Everything was top notch! From the friendliness of the hosts to the beauty and cleanliness of the Studio. The studio is 1 minute from a bus station that takes you to the main attractions in Rome and 7 minutes from the metro. The location is great, we were able to move around and get to the places we visited in 15 minutes or so. The hosts are such nice, warm and lovely people, always there to help. They are doing their jobs with professionalism and integrity. Not only did we love Rome, we loved our stay, so we will return for sure! I highly recommend it!!!

The accommodation is located on a busier street. However, the rooms are equipped with blinds and blackout curtains, ensuring a comfortable night's rest.

The staff was exceptionally nice, friendly, and helpful, ensuring a welcoming atmosphere. Communication was prompt, efficient, and pleasant. The room was impeccably clean and tastefully decorated, providing a comfortable stay. Breakfast was delicious and well-prepared; adding a selection of fresh vegetables would be a great enhancement. The accommodation’s location and accessibility were excellent, making it a convenient choice.

In the morning, the supermarket receives deliveries, and around 5-6 AM, the unloading can be quite loud, along with large trucks collecting garbage. However, if you’re a deep sleeper, it won’t be a problem.

A beautiful and very clean room, a comfortable large bed (it's great that it's one big bed and not two combined, as in many hotels). A special thanks to the friendly staff, who were always ready to help with anything. Delicious Italian breakfast. The room was cleaned every day. Right outside the hotel, there's a bus stop with direct routes to the Colosseum and the city center, and a metro station is also very close. On the ground floor, there is a large supermarket. Everything was great as well, thank you for your hospitality.

I'm very happy we chose to stay at Appian Private Suites: it was a great mini-vacation and I wish we could've stayed longer. I definitely recommend staying here: the room was spotless clean, it had everything you need, and the communication with our hosts (Alexandru & Jenny) was great, they were the most welcoming hosts! We had a nice terrace, with green plants, a table and chairs, where one can enjoy the breakfast when the weather is nice and warm. The breakfast was very good and tasty and the (free) minibar was refilled every day. In case you need anything extra, there is an Elite supermarket just next to the building. The location is not in the old city center, but you can easily reach there by bus, by metro (direct line) or by taxi (approx. costs are around 15-20 EUR). We even walked to Trastavere area :)

Very nice location (5 min walk from the underground), new equipment and design of the room. Service in general was on a high level, breakfasts very delicious (it was added for us absolutly free, very pleasure). I would recomend this Hotel every tourists who is looking for the best rate price/quality. Addition thanks to owner Alessandro, his openes and support were very helpful for us.

Our room and en suite was immaculate. We had a fridge with complimentary drinks and tea or coffee making facilities. Alessandro gave us a complimentary breakfast during our 3 nights stay there. Will be recommending Appian Suites to our family and friends for a visit to Rome. We will be back.
