The locks are controlled by a mobile phone app and if your mobile phone is dead or you have no signal then you are stuck. However backup keys are provided which makes the automatic high tech locking system somewhat redundant.

A very friendly staff helped with breakfast and getting us access to the room.

Not much to say about flaws. The only thing which I would mention is the lack of a glass for toothbrushes in the bath. The rest was really good.

The property is in a great location. It is central, but still very quiet. All the mainly attractions can be reached by foot. 3 minutes away are the bus stops at Via Roma, including airport shuttle stop (like 5 minutes by foot). The room was very nice and charming, with modern design and Sicilian flair. Very clean, which makes it a 10-point for me. The property has only 3 rooms, so you don’t get much noise from neighbors. Very nice bathroom, fresh and clean. The breakfast was good, including youghurts, fruit salad, eggs, sandwich with prosciutto and cheese, bakery and fresh juices. You can as well store your foods and drinks on your shelf in the fridge. All in all the property is very well maintained and has a nice atmosphere. The hosts are very friendly and helping.

At night the room (no1) was a bit too light, also with some lamps regularly switched on and off. Better (darkening) curtains would help.

The service was excellent, with Riccardo avalable within a minute anytime we needed help or advice, and Michele making a fantastic breakfast. Very kind people.

I didn't mind not being able to use the kitchen but a few utensils for guests to use would be useful, ie. a bottle opener.

The location was great and staff were very friendly. Riccardo was great at communicating with us throughout.

The location is exceptional, the hosts are amazing and attentive. And the property.. omg, it is SO pretty. It is an old prince’s house destroyed after WWII that was renovated not too long ago. Definitely recommended!

It was so clean and convenient to everything .. Paula was the girl who did breakfast everyday and she was so nice and Ricardo answered all of our questions quickly and went out of the way to make sure we were well taken care of!!

The wi-fi connection was a bit spotty for my phone, several times I'd be connected but unable to access the internet and have to disconnect and then reconnect to fix it.

Love that the apartment is modern and super clean. The room is well designed, well furnished, spacious and comfy. Located within a peaceful and beautiful compound, it is conveniently close to key sightseeing points and is quite central. Riccardo is super attentive, generous and helpful. I felt well looked after.

We found the queen room (Room 1) to be very small. It would be perfect as a single room, but for 2 adults with luggage for a 2 week trip around Sicily it was pretty cramped, with little space to put things. The bathroom is directly in the room - from the pictures it wasn’t obvious to us that the door is open at the top., so there isn’t much privacy. Unfortunately on our second night there was an extremely loud party upstairs but they stopped at 1am. We were told this is not typical for the palace building. We felt that the price we paid on booking.com was overpriced in terms of value for money.

Very stylish room with exposed historical walls and a comfy bed, super friendly staff, central location, great communication. Nice breakfast, perfect for a short stay. The Palazzo itself is very impressive and was very quiet on our first of two nights.

‘One’ is in a great location close to many of the attractions of city centre Palermo. The room, kitchen and communal areas were spotlessly clean. All staff were exceptionally helpful and friendly with Riccardo promptly responding to any enquiries, as well as providing some good local restaurant suggestions that we used. Pauline and Michaela were lovely and super helpful and efficient each morning

Palermo was filthy with trash a total disappointment. The bathroom showed some need for attention. Like broken showerhead support. There are a bit more CCTV cameras than needed. Worry poor sound isolation from the neighboring rooms bathroom.

Very nice Palazzo, renovated recently. Quiet zone with a nice interior courtyard.

The room is beautifully designed and equipped with brand-new furnishings. However, we found it a bit small for us with our two large American suitcases. The proximity to the breakfast area immediately outside the room is worth noting, but it was manageable. Just mentioning it here for your information.

Everything was beautiful. The apartment and the court were very well-maintained. The apartment was very clean and modern. If there were any questions or needs, the owner was always reachable and ready to help. The breakfast was also nice and filling. We really enjoyed our stay in the apartment.

It was unexpected that the kitchen and balcony is common area - but like this you get to meet other (only 1-2 more rooms) travelers and meet the sweet Laura or the one who come to aid and prepare breakfast for the ones that ordered

The apartment is beautiful, air conditioned; Room 1 to a side street that's mostly silent for being very close to center. Location is central with all reachable in walking distance. Riccardo is an amazing host, recommending on everything and more. Thank you we hope to be back one day soon!

A bit noisy when people are in the shared area / courtyard but overall didn't reduce the pleasantness of our stay!

The owner has been so helpful and communicated with us actively to ensure our stay was perfect. The room is big and the facility has everything one needs for a stay in Palermo! He's also supported us when we asked to leave our luggage after check-out. I highly recommend it!
