This is not a hotel. There is no check in or concierge service at all. You are shown in, given a set of keys and left to your devices for the duration of your stay. The stay you’re supposed to be in contact with are also useless. I had an issue with my safe, called for help and message but had no response for over 2 days.

honestly nothing. i guess it is close to the main road, but once you enter into the property it’s like you enter a different world! it’s peaceful (unless sirens go past but you can’t do much about that) and lovely!

unbelievable location!!! very traditional and scenic! bed was INCREDIBLE! both of us agreed that we had the best nights sleep on that bed! the owner was incredible; he gave us recommendations of restaurants, helped with our luggage when we left, was extremely responsive and pleasant!

Awesome awesome awesome! The location is so beautiful and private. The bathroom is awesome and very large. The shower pressure is so good. The room is spacious and has a very comfy mattress. The AC is very cooling. It is an old building on the outside but completely renovated on the inside and so charming. The entrance and walkway up the gentle hill is very charming and beautiful. It really feels like an ancient Roman private estate. There are large gardens right behind that you can walk around in. The location is also super great and has many nice cafes nearby. I highly recommend renting a lime scooter for a day to get around. It makes things super fast to get to.

Host was unable to split the bed, even though this was possible (we were 2 friends sharing). So we had to make the best and wrap a double duvet for one and just sheets for the other. We would have been happy to split the beds ourselves but there were insufficient bedding to do this. Also the sofa/bed did not have any sheets as a second option. Late arrival fee of 30 Euros in cash is due after 10pm arrival. This was not needed in our case and we were able to liase via WhatsApp with ease for our arrival time and location to meet.

Excellent location, very quiet with green lush tranquil surroundings, but yet central. The apartment was remodelled expertly with amazing modern wood parquet flooring and tasteful decorations and comfy bed. This together with good sized rooms

We stayed in a downstairs apartment and the view was not great. Also there is a limited choice on the TV in respect of UK channels.

The apartment was in a secluded spot with its own front door. It has air conditioning and a large bathroom. The staff were lovely and helpful especially Francesca.

the property is located at the back of a park lovely location and beautiful to wake up to the birds singing on the balcony however during our stay there was a festival we were unaware off so a few restless nights

Very cozy place located inside the Palazzo Branccacio Gardens. Buildigs look a bit rough on the outside but very clean and with fresh rennovation inside. The place is quiet event thought it is located in the downtown of Rome. Room quality was perfect, big tv, good air conditioning, spacy rooms.

It was difficult to set a pleasant warmth of water in the shower. It was either cold or hot, something to think about (Royale 2). YouTube service did not work in our room - apparently “the browser needed an update”.

The apartment is located in a lovely park, but at the same time very close to every significant tourist attraction. The caretaker Francesco was always available on WhatsApp providing us with all information necessary whenever we needed it. He made our stay even better, kudos to Francesco! Everything else was of course according to the description on Booking.com.

The light above the mirror in the bathroom was not working. I couldn’t cast on to the tv through my phone. There was no milk on the breakfast table.

the room was amazing, incredible value for money, and the location was magical. a luxurious room in secret garden in Rome was the perfect place to stay. Francesco was particularly helpful, giving us recommendations for food everywhere we went in the city. A great stay and would highly recommend!

The coffee maker and kettle etc didn’t work on induction stove, which was a little disappointing.

There were a few issues with the air conditioning, the radiators being left on in the 34° heat, safe getting stuck closed and the bath water knob getting stuck that required intervention but Francesco helped with all of it. I recommend that the managers put information about how to work the appliances into their welcome brochure and employ a night service person who can respond in English to an issue. When I messaged to ask for help with the AC after 2 days, they replied in Italian. Continously, after I Google Translated I'm sorry I don't speak Italian. It's a shame because we absolutely loved the apartment. It was beautiful!

The apartment was beautiful in a fabulous location, nestled in a private garden. My friend who lives in Rome visited and said he'd never seen anything like it...and he runs a Vacation Tops website! We had a great help from Francesco, who met us to let us in and was at the end of a WhatsApp if we needed him...and we did!

Great location just 10 min walk to Colosseo. Apartment is located in the cozy garden of museum building. Room was clean, spacious and well designed (matching with the photos). Highly recommended!
