It was central and in a good location , clean and we had everything we needed. Having caught a coach transfer from the airport to Termini train station it was only a few minutes walk to get there. Breakfast was provided at the cafe next door which worked well.

AustraliaAdvertisement makes it look like a hotel. This was more like an apartment that someone had subdivided and put a lock on the door for their spare room. Room is in the third floor of a large building. Small, ancient wooden elevator to bring you up to the third floor is cozy, as long as you close the doors behind you and don’t look down. The reception is a desk in the corner of what may have previously been the flat’s living room, with kitchen items hidden behind a curtain to the side. Our room was directly off the reception, with a staff member sitting at the desk outside our door until approx 11pm. We booked a twin share room but there was only one bed when we got there, which turned out to be a queen mattress perched on two metal single beds with sad tired springs. The result was a very uncomfortable nights sleep. We were not bothered by the lack of twin share, as the firm metal edges of the two single beds pushed together created an impassible mountain in the centre of the mattress. Basic toiletries available in bathroom, although old mould damage to edges of shower tiles was not particularly appealing.
Good location, only 10min walk from station even pulling suitcases.

great location everything is a walking distance from the hotel. the staff are very welcoming and helpful and they speak english. room and water are well heated if youre coming in the winter. there is a very nice restaurant right next to the hotel with good food and nice staff. overall a wonderful experience

This B&B is in a great location, close to Trevi Fountain, Spanish Steps and the Colosseum as well as major bus stops and the Metro. There are a lot of good restaurants nearby. The breakfast is great and there were so many special touches in our room (thank you Mr. Leo!) It was really nice and definitely exceeded my expectations. Also, the bed was super comfortable. I would love to stay here again!

United KingdomThe bed was comfortable, but a bit annoying that the double bed has two separate top mattresses which kept gliding apart. Our window faced a side street which was quiet for being in such a central area, BUT there were very loud noises at like 4-6 AM, which sounded like the nearby bars throwing huge amounts of bottles into a bin on the street. This was a bit annoying and I wonder whether Leo could perhaps talk to the bar owners and ask them to not do this between e.g. 10 PM and 8 AM.
This BnB totally exceeded our expectations! It was cheaper than other places we looked at, so the value for money was great. The best thing is the location - you're in the middle of everything with a short walk to main attractions such as the Colosseum, and you have breakfast in the next door cafeteria with a view over the beautiful cathedral at the square. A delicious American breakfast (toast, eggs, bacon, coffee, juice) at the cafeteria is included, but you can change it for Italian breakfast (pastry and coffee) if you like. The facilities were great, massive plus for the espresso machine in the room, and for the fact that everything in the mini fridge was included, AND we even got a bottle of wine as well! Room was very clean and was tidied every day and towels changes every few days. Leo is a great host who showed us where all the good places and restaurants are. He was also very helpful with our very late check in (1AM); he sent us a detailed description of how to get in. The other staff we met were also very nice.

It’s a b&b but in an apt building so breakfast is actually in a cafe nearby where you give them coupons. People in the cafe were a bit rude and made us feel as though we were imposing for eating the free breakfast. Finally we realized the location is not the prettiest and in the future we would probably go somewhere a bit more scenic
