Location was very close to the entrance of the city, so that was convenient. It was a smart hotel which was good. the host was responsive on whatsapp very promptly, which was much appreciated and helpful.

The hotel is really nearby the people mover from the Tronchetto station which was very convenient for us. Our room was really nice and spacious but it was right next to the eating area so keep that in mind if you plan on sleeping late. We didn't have any problems because we got up early so there was no noise. Breakfast was really nice and we enjoyed it a lot. We left our luggage in the luggage storage all of the next day and that made our journey much simpler. The luggage storage is unattended but we didn't have any problems. Lady who works there is very approachable and kind and all of the information we needed were easily communicated through WhatsApp. Terrace is beautiful and we're sorry the weather wasn't better so we couldn't make a lot of use from it.

The property itself is in a very quiet area and not the most pretty, which was fine for us as we like to walk and wanted the convenience of being near the bus terminal, but might not suit everyone. You need to walk down a very quiet, dark canal to reach the entrance which I wouldn’t have liked if I was travelling alone, but was fine with my partner. The room was large and clean but not as luxurious as it appeared online and there was lots of noise from the floor above very, very early in the morning. It sounded like people running back and forth and jumping on the floor like a gym?! We never saw any staff so couldn’t investigate further.

We chose this property for convenience as it’s located right by the bus terminal and we had to get on a bus at 6.30am so didn’t want to travel further into the city by boat. It was very convenient for travel and we were easily able to walk into the city and explore! Room was large and clean, and property seemed well looked after.

No reception as it is a no contact hotel, not really a bad thing just not used to it but it’s just unexpected.

Quiet but easy to get around to other parts of Venice, also very near to the train station. Clean and comfortable. Also easy to move about after check out and stow our luggage at the lobby

Maybe they could replace the luggage area which is open to anybody that has access in the entrance area with individual lockers with a code or even a key so that the guests don’t get concerned over the luggage. But don’t get me wrong there wan no incident nor we lost any of our it’s just a suggestion🙂

The place was very clean and you could notice it from the entrance. The cleaning lady was the most kindest and helped us a lot. The position is great if you want to stay close to the train station and also be close to the city centre. It is very quiet there as the tourists don’t pass by very often

The apartment was slightly cold and our room was a little difficult to find (didn't have the room number marked), but neither of these were big issues.

Our other booked accommodation cancelled on us literally as we arrived in Venice, so I quickly found and booked this property and it was perfect. The location is great, a 10 mins walk from most parking. This hotel doesn't have a check in desk but within 10 mins of arriving, we had received check-in instructions. Huge thank you to the hosts for being so responsive and helpful. The room was large, clean, quiet and comfortable. There is a communal dining area with a microwave.

Not much really. It’s Venice so prices are above average, but those complaining about the price may not be aware of the facilities that one can find in this city. In Venice city center this is a very good deal

Everything as described. The smart reception means there is no staff on site upon arrival but we contacted them and received an answer immediately. The room was big and comfortable, bathroom with window and possibility to adjust the thermostat. The room was warm and very clean. We found complementary water bottle and in the common area a cattle at disposal, not so common in Italy.

The restroom had a musky odor. But not a huge deal. Other may not like the rather remote location but was close to the bus station so ideal for my family. The luggage storage bin was nice given the hotel allowed you to use it for free but we run the risk of others within the hotel who could possibly take your stuff. During our time, I could tell there weren’t too many folks staying in the hotel so it wasn’t a big deal.

Exceptional large open floor plan room. Everything was renovated. The simple touches throughout the building was nice and slightly rustic and beautiful. Oh and it was warm! Most places aren’t so I appreciate how warm it was. Thank you.

The bathroom was a little cold and the water pressure was weak. The hot water had little pressure. It was difficult to take a shower with the cold bathroom. What made up for it was the heated towels.

The stay went well. I stayed in a room on the second floor. The rooms on the second floor are quieter because they are not on the breakfast floor. The breakfast is reasonable but the fruit is missing. The staff very friendly and very attentive.

The bed was only one blanket and we were with 4 people there it should be more blankets and the lavabo there was no hot water we were expecting that the lavabo must have hot water

I like everything in it the location was near to the parking and public transportation and to the centrum stuff was friendly and helpful the room was very clean and beautiful for sure i will come again to this hotel

Bathroom: Water pressure of the shower was very weak. Noise from breakfast area: all rooms on first floor open directly into the breakfast area. Light sleepers might be woken up by breakfast noise. Facilities could be improved: There is a communal kettle in the breakfast area but for the price and rating of the hotel we have expected a kettle inside our room, with a few tea bags. The room was spacious but felt empty and sterile: a rug or a few paintings would make it feel cosier.

Great location: 5 minute walk to bus station Piazzale Roma with express shuttle to Marco Polo airport, hotel is in a quieter part of Venice without the crowd but still accessible to the St Mark’s Square (30 minute on foot). Nice restaurants in the neighbourhood. Very communicative: despite being a smart hotel with no reception, the Whatsapp chat was very responsive and gave us city tips everyday. The checkin with code was easy and went smoothly. We arrived before our room was ready and they let us know that there is unattended luggage storage on the ground floor and a bathroom on first floor if needed. Bedroom: clean and tidy. One can adjust the heater’s temperature. Bathroom: toiletries and fresh towels provided. Really appreciated the heated towel rack during winter!

Ideally situated just 5 minutes walking time from central bus station, next to a canal. Check in and check out were very very easy! We received our codes the day before our check in for the main building entrance and our room and self checked in late after midnight very easily. On our check out day, we were allowed to leave our luggage at the luggage storage area on the ground floor of the hotel, till 4 pm that we were leaving, and without any cost. The staff was very polite and friendly! They sent us many recommendations on WhatsApp, and made our trip easier! The breakfast was nice, and the room very comfortable, with high ceiling and very clean! They made our beds and changed towels every day! A lovely accommodation overall!!

The shower was very poorly designed allowing water to spray everywhere. They were not able to make breakfast accommodations when we had to leave for an early day trip meet-up and would provide any type of refund for having miss a breakfast that was prepaid.
