The room is large, clean and cozy, especially the bathroom is very big. It's not far from the railway station and bus station, or if you want to walk to busy area is very easy to go even this place is quite peaceful

the policy of self checkin ( no reception was available) they gave you a code for the door entrance but it tooks us 10 mins to open. No was was answering the door bell until I tried to call them by WhatsApp. The AC is not working( not in heat nor cold), although they have it.

One room (104) was bigger then other (105). Breakfast is right next to your door, so hard to sleep in. The shower room in 104, unfortunately, smelled like smoking.

Excellent location, higly recommend! Staff, bed and simplicity is this hotel's pluses.

Great hotel very near the bus and train station. The Grand Canal is two minutes walk and we caught the boat bus into St Marks Square every morning, a great way to arrive. (£25 for a day pass and you can use it to to Murano and islands too) The hotel was very clean and comfortable with a fabulous breakfast. Great coffee. This is a "Smart" hotel, but the staff are contactable 24 hours a day on Whatsapp and email and come back staright away with answers to questions we had. They provided loads of information daily on things to do and see etc. Lots of nice restaurants nearby. Also we took the boat back into town in the evening. Again a nice way to see the city.

The channel view is not very impressive - no need to pay more for it. Breakfast is simple, but good.

The location is very good (the very nice and relatively less touristic Dorsoduro neighbourhood is only 10 mins walk away). The hotel itself is very nice and clean. The communication via Whatsapp was uncomplicated and easy!

The towels are a little tired, iron & hairdryer would be useful but we were not inconvenienced by these things at all the stay was perfect!

It would have been lovely to meet the staff and thank them personally for their input.

Quiet location close to bus station and water bus hub, modern interior but with lovely traditional touches. As a smart hotel, no reception on site but the hotel staff kept in touch throughout the booking process and kindly sent recommendations for things to see in the immediate area.

The location is good, near big city parking. The room was big and clean, and the bathroom was big but cold. At the closet was an additional blanket, which is good for this time of year. We could leave our luggage at the entrance floor, while we arrived earlier.

everything was on point.

location is nearby to central station. hotel was in a comfortable and quiet place. bathroom was really clean and good. the room was warm so we didn’t freeze that was a really good think. there were a lot of tea options in common area. the entrance to hotel was easy. the bed was big and comfortable. we loved it!

there is no concierge, so it is all done online. you need to be a bit accustomed to this sort of Staff-less hotels

Perfect location if you want to be close from Venice but also like a calm area. Typical Venice hotel. Hopefully we will visit again!
