Only thing was luke warm shower water but would be absolutely fine during hotter months.

Lovely to be greeted by the property owner who explained facilities to us. Offered utensils and coffee in the main lobby area. Felt very safe in the property. Large comfy bed, and great view and location. Would definitely recommend or visit again.

Nothing to not like

The location was in a fantastic position, from the 5th floor you could see all over the colomuseum and other points of interest you may wish to visit, the little cafe in the side street was a life saver after the long walks smashing bloke who owns it, didn't speak English me no Italian, but somehow we got by so friendly. The apartment was immaculate just right for us and not noisy at all, a tad on the small size but ain't for living in it is it

Location is great with great view from the room and even greater view from the rooftop. That was at least accessible on the night I arrived. Communication was clear with staff via messages and self check in went smooth.

Our mini fridge stopped working after day 1 but that’s a mechanical issue. AC unit effects all rooms, so we’re not able to change to cold/ hot individually

Viewpoint near the colloseo was amazing. I went to a coffee shop right across the road from the main entrance to the building everyday. The two individuals that work there made it very welcoming and pleasant to stay there.

While almost everything about this location was superb, the only downfall was the bathroom. You have everything you need in there but if you fancy a hot shower, you’ll get one on the warmer side of best. Along with this, there is a slight smell to the bathroom but honestly it didn’t even bother us that much. In a lot of accommodations in Rome you’ll experience this, I wouldn’t even say it’s something we ‘didn’t like’ as we had no issue but out of everything it’s the only thing that stands out that someone may have an issue with. Regardless, amazing place to stay and we’ll definitely be back in the future!

Stayed here for 2 nights and it was the perfect accommodation! We stayed in room 5 and the view was absolutely amazing. When communicating with the staff they were great, responded promptly and were extremely friendly when chatting with them. Bed was extremely comfortable, heating and air conditioning in the room which was ideal since it’s the start of January with cooler nights. The location is the selling point for this accommodation and the area felt safe to walk around. You’re a 10 minute walk, if even, from the Colosseo and so many restaurants with amazing food close by. We spent majority of the day out exploring, so mainly used it as a place to rest our head but I couldn’t fault this spot at all.

I personally don’t prefer to be rushed in the morning. Checkout is up to 10:30. At 10:32 we were told off that we’re late by the lady. In my view this does not feel comfortable and does not look good in hotel industry.

The placement of the garbage can behind the door of the bathroom next to the giant marble half wall/window ledge. I dislocated my little toe on the corner of it.

The property is exceptionally clean and offers a breathtaking view of the Colosseum. The neighborhood is peaceful and has everything you might need. We highly recommend staying here.

The hotel is located very close to the Colosseo and the center of Rome but at the same time it is a very silent and comfort part of the downtown. I really liked that I’ve done this choice.

It was quite difficult to open the door to the bathroom - the toilet was very close to it (but the whole bathroom is very large). It's a shame that you can't crack a window - you can only open them wide, so it was difficult to ventilate the room (especially when it was raining, when it was impossible to keep the windows fully open). We stayed for four nights, after the 3rd it would be wonderful if the room could be cleaned. But these are small things - I definitely recommend this place!

The location was perfect, just a few steps from the Colloseum. The host was very nice and helpful. The room was very clean, I think it was one of the cleanest places we've stayed in Rome (and we're there very often).

The water was not getting hot . It was warm , ok , you could wash yourself with ease , but it needed to be hotter. Also the internet connection was not really good.

So , I have read comments about this property prior to my arrival and I have to say I was a bit worried.But , it was as described!The view was amazing .The cleanliness , the room was spotless ! The decor was nice and the wall insulation very good. The staff were all very kind and pleasant.For me , this is the best location to be whenever in Rome , as it is far enough from tourist crowds ,the Monti area is very charming and you can easily walk to the most of the main sights , apart from Vatican ,which is far, but here is a large choice of means of transport at the area .Now , I have to say that the elevator is really old BUT it is a vintage one ,a birdcage, like in the movies ( such a rare case to find one like that actually working )and I was very happy to use it , as the aesthetics of the building are matching the charm of old italian blocks of apartments .Nothing scary or creepy about that , just a classic, old italian building. About the hotel , this is not really a hotel , just serviced rooms with coffee and tea offered , which was fine by me
