United KingdomBe aware of the number of steps throughout the building even with a lift you still have to contend with a number of steps on each floor level, this is due to the age of the building and that it is part of a number of historical buildings being used at 1 hotel. This hotel would not suitable for those with difficulty walking
Great location close to St Mark's Square. Friendly and efficient staff who were available to help at all times day and night. Room was accurately described in the booking description. Breakfast is offered at an adjacent restaurant to a good standard that allowed the day to get off to a good start.

United StatesLocation is great for the Vaporetti water taxi. You don’t have to carry your luggage through the streets of Venice since you’re steps away from the water taxi station. The smell of the lobby and one of the rooms was a bit off, but I guess it’s part of the Venetian experience.

This is great 3* hotel in central Venice. Location is wonderful, some rooms have stunning views to the Lagoon. We loved breakfast, amazing choice for such hotel, served in nearby restaurant, pleasant staff in the restaurant and hotel as well. All clean and tidy for this rating hotel.

AustraliaThe room stank of cigarette smoke. My travelling partner is a non smoker who loves the smell of it still but even she said it was far too strong. There was also not a lot of hot water. The morning we left I could not have a shower at all because there was no hot water at all.

United KingdomThe mattresses weren’t the most comfortable, but if you prefer a hard mattress then this may be a positive!
Fantastic location, close to the main tourist hub of San Marco so you don’t have to walk far to see the basilica, but set back on the quiet and picturesque square of San Zaccaria so there were no crowds or big tour groups. The hotel was less than a minute’s walk to the Alilaguna water transport to the airport, which was perfect for an early morning flight. There are also plenty of restaurants nearby if you don’t want to walk too far in the evening, although these do cater more to the tourists and you will get a more authentic experience away from the centre. La Mela Verde is not far and serves delicious gelato. The room was small and not much space to sit and relax, but it didn’t matter as this was perfect for us as we wanted to be out as much as possible, and it was the lower end of the price bracket for Venice. Staff at reception were wonderful, very friendly and helpful, and there is a 24hr presence.

United StatesI opted for an inexpensive double room in the annex. The next time I'm in Venice, I'll stay here, but in a larger room. The room was small (about 8x10), and had no dresser. It did have a place to hang clothes and a good size bathroom.
No dragging luggage across the city. The location couldn't be better. It's close to St. Mark's square and in front of the hotel is a main Vaporetto stop. The blue line from the airport stops here. Vaporetto line 2 will take you to the Tronchetto to catch the Royal Caribbean bus to Ravenna, or to Piazzale Roma (the bus station) and Ferrovia (Santa Lucia train station). Numerous cafes are a short walk away (the cafe next door had amazing croissants) as well as shopping (my wife found a Zara's by St Marks.) The hotel has an elevator, many don't.
