In my view and experience a 4* hotel must have tea and coffee facilities in the room; The room is pretty basic, but not old. Brighter lights would be helpful in the room. Pity that there is no bar downstairs (except the counter). SPA could be equally free for guests as it is he case the majority of the hotels. I would say in general the hotel is a rather good 3* than 4*

The bathroom and its facilities are not properly maintained. The mattress was very hard and uncomfortable. also, the pillows were not comfortable. Although the room is cleaned every day and towels are changed every day, which is excellent, the level of cleanliness in the room was still not high.

location is very good ,100 meters from spanish steps and close to most of the places . starting and ending your day in the spenish steps is lovely. The staff were very nice and helpful. room was cleaned every day.

Breakfast was ok, would have been nice to have a bit more choice. Room facilities were good, although no water or tea/coffee were offered in the room. Pillows were very small and flat. Restaurant staff were not very friendly. Didn't try the spa as it was at an additional cost, and the jacuzzi and sauna were not working properly.

Location was great, very central. We didn't really hear much noise throughout the night. The room was big, really enjoyed the hot tub.

The hotel was fab and although this sounds like a silly complaint when you want to make an early start in Rome (which is necessary to avoid queues) you don’t want to stand for 10 minutes trying to make toast!!! The toasting machine was really inefficient. None of us wanted the continental breakfast of pastries or cheeses so we just wanted toast & jam or toast and eggs but there was a queue for the toast because you would have to put your bread through at least 4 or 5 times to toast your bread.

I would suggest that they brighten up the paint to something other then gray, It felt dark and the furniture in the lounge needs to be replaced. It made it seem shabby when it really is not.

Room had no outside windows ( courtyard view , well a stairwell) which made it very dark. No tea or coffee making facility in room.

They don’t stick to their Green program guidance, which I felt weird. They still change the towels on daily basis, though I have followed their program guidance. Same day of checkout, there was interruption in Hot water service due to technical problem; I had to shower in cold freezing water. They extended complimentary charges for my consumption at Mini Bar as compensation of the happening.

Location is prime.. The room was spacious & comfortable. Housekeeping service is efficient.
