The room had a staleness to it any time we came because from being away all day and the fridge worked poorly. Very tiny room.

The property itself was only about a 20 minute walk from Kyoto station making it very convenient for traveling around the city. The property was well outfitted with amenities, as well.

Perfect location! The room was small, but the bed was big enough for me and my 2 kids (10 and 12). I loved the public bath located on the 2nd floor. I went every night!

The blinds were quite inadequate in keeping out sunlight, so I was up around sunrise every day, no matter how long I wanted to sleep.

Excellent location with a 7-Eleven next door and a bus stop with many bus lines to various tourist attractions in front of the hotel. Also within (extended) walking distance to Gion, Nishiki Market and Teramachi shopping street. The 5-8pm drinks happy hour was nice when coming back to the hotel in the evenings.

The bed and pillows were not very comfy. The only mark against this lovely hotel.

The shower is the best shower I have ever been in and the overall bathroom set up was amazing. The location was also great near both subway stations, bus stations and plenty of restaurants and bars. Coin laundry was fantastic.

The size of the room are very tiny. I meant, it’s not a big deal knowing that I’m there to explore the city not the hotel. I think the washrooms could have stronger ventilation during and after showers. I would also suggest to have drying towel next to the toilet bowl so I can dry my hands after every time I wash them.

There was a kettle in the room and mugs but no tea bags or coffee so I'm not sure why they provided these.

The location was great - fairly near the centre and with a bus stop right outside. Staff were friendly and helpful. Thought had been given to European visitors for breakfast so as well as Japanese food there were cheese and ham toasties, croissants and rolls with butter and jam.

Slow Wi-Fi. Room is very small. Breakfast doesn't have a lot of choice and what it has runs out fast and sometimes is not replaced. Coffee machine keeps geeting broken.

Amenities, staff is nice. Public bath (once again don't allow people with tattoos what it's a shame).

The room for smokers ( hotel in non smoking but allocate an area for smokers) this was very close to the two elevators at reception and the smell of smoke when waiting for an elevator was horrible as a non smoker and at times the elevators smelt of smoke !! Not nice Happy hour advertised on booking.com but do not inform you that it's not available weekends and on japenese holidays ,not a deal breaker but really nice idea to sit and have a beer after a days walking around Kyoto ,we only got two out of five days .

Understood no drinks at weekend but on the third day no drinks again only to be told it was a Japanese holiday. I get that but in other hotels they seem to cope serving their guests on holidays which is exactly when they will be busier.

Nice location, it's near Gion. They have hot springs which was a surprise. The hotel has everything you need.

The breakfast had not cereal as the website advertised. No happy hour. The bike was broken so we couldn't hire any. There is no cleaning. We stayed there for 3 nights. We got towels. Which was fantastic but our bin was full. I would have like if that got clean out every day.

I like I could do my washing there. It was very close to everything..

The breakfast could be better. Our room was kind of small for the amount of luggage we packed (but we knew the size, so it was our bad).

The rooms were pretty new & had nice design. I liked the hot bath room. There's also a great & affordable restaurant where you can taste good Sakes right next door.

Mattress was a bit painfully firm after 3 nights.

Location was excellent to great shopping, food, and temples. Would definitely recommend for travelers looking to enjoy a variety of activities because the location is easy to access so many things. About a 20 min walk from Kyoto station as well, for access to the JR rail for day trips to nearby towns. Staff were friendly and accommodating. We enjoyed the free Happy Hour drinks in the evening.

The room was dusty, even shelving was not cleaned. Such a nice hotel however cleaners should pay attention to dust build up. Check the layer of dust under the bed to understand my point - it’s really not that cool to breath in so much dust in.

Excellent facilities and amenities. We loved the happy hour offer. It was so generous. The onsen was also an excellent part of the experience. Very close to lots of attractions, such as Gion.

Elevators smell of cigarette smoke. Both elevators. This was very annoying. Not sure why you have to offer a smoking room in your hotel.. and why does it have to be right next to the elevators. This was a huge issue for my family. Pretty disgusting! Breakfast was weak. Room was way too small. The blankets were also very small for a 6 ft male.

Shower was nice.. pressure was great. Television with options of movies. Free drinks were a +. Laundry service was okay. Location was great. Staff was welcoming and friendly.

Breakfast was just ok - it was included so no loss to us! I wouldn't recommend paying for it. The room was very small but we knew that. If you have a big suitcase of even multiple big suitcases you won't fit. We had backpacks so it was fine!

A bit far from Gion and the main drag but we'll within walking distance. A bit noisy at night but you are in a city.

Room and attached bathroom was clean. TV was updated and had a small mini fridge. Ample number of plugs and well laid out.
