I would go back there for a night or two but not longer because the room isn't cleaned during any stay - even though I stayed 5 nights. TV only offers a few channels and no possibilities to connect to another device or VOD account.

The location is excellent (10min walk to key metro/train, next to bus stop, walking distance to Gion), surprisingly quiet although next to à larger road. The room is nicely bright and quite comfortable despite having a big suitcase. Staff is polite and helpful, they speak very good English. There is a coffee machine, tea and a microwave in the small lobby. It is an excellent value for money.

The rooms get hot too quickly and its difficult for the ac to cool the rooms. Not ideal for Japanese summers

Hotel is close to the Gion walking quarter. Rooms are clean and spacious.

The hallway was very hot. I guess it should demonstrate how it would feel going outside which isn't necessarily a bad thing but it wasn't something we appreciated.

The room was amazing, we had a really nice view! And it was very clean & large. The staff was very helpful and spoke English very well. In front of the hotel is a bus station from which one could reach nearly any place in Kyoto.

internet never worked in our room (4th floor), the room had carpet and could be better vacuumed. housekeeping wasn’t done daily.

quiet street yet walking distance to pontocho and gion, close to the river with plenty of cafes, restaurants and buses. I liked the vertical windows that allowed plenty of natural light to come in.

This hotel exceeded my expectations, very nice in a great location for central Kyoto.

So, like you I read these reviews and had three concerns about staying here from reading these reviews and they were unfounded. 1 - the size, yeh very small but it has a double bed, fridge, private bathroom.. I’m 6’ 4 and 18 stone and had plenty of room, I am a solo traveller though. 2 - nowhere to store clothes, I was in one of the small rooms but there ARE drawers under the bed. 3 - not near train station, it’s less than a 10 minute walk BUT there’s a bus stop outside the hotel, literally the bus dropped me off outside and I couldn’t find the hotel for actually being in its porch lol. It’s a good hotel, it’s basic but good and comfy enough for one.

Windows do not open so you cannot really ventilate the room resulting in stale air. No shelfs, you have to keep your stuff in your language if you do not want it on the ground.

The location was good. Walking distance to Nishiki market and Gion as well. Friendly staff with good English. Coin laundry and convenience store across the street (30 metres). Bus stop close.

The room was very small, there is not much space to open the luggage. We had two rooms (we had to change as there was not available the same type of room for 3 nights in a row) and one room didn’t have any view (the windows were blinded).

The room was very clean. The location is very convenient (20 min walk from the Kyoto station), 5 min from the local train line, bus stop in from of the hotel).

We had the queen-room-with-view. View was truly spectacular. The room lighting was great as well; all hidden dimmable lights. Perfect matresses, as so often in Japan.
