Wifi was a bit slow - not a huge issue for us but might be for others.

Location was great as we were right in the middle of a great shopping area. Despite being in such a busy area the hotel was still quiet and peaceful. It smelt amazing too!

Our room was a little small but probably to be expected in Japan for three price it's OK. Our room unfortunately did smell a little bit like smoke but we stayed for a week so it wasn't too bad.

The breakfast wasn’t great so I’m glad we didn’t opt for that included in our room price. After paying one morning (equivalent to $10 USD) and deciding we didn’t like it, we opted for a bakery around the corner for the following days.

Property was clean and staff super friendly and helpful. They don’t do full service room cleaning every day, but do leave you fresh towels and garbage bags. You can leave your dirty towels and garbage outside your room in the bag provided in the morning and they will pick up. I know for some this might be a deal breaker, but it didn’t matter to us especially at the reasonable price we paid. Room was very nice and the location was great; walk to Gion, easy subway/bus access to the hotel to visit other points of interest.

The breakfast buffet was not fantastic but this is a very minor downside to an overall great stay.

This is an excellent hotel in an amazing location with great staff. Our room was well presented, spacious, clean, and met all of our needs. Price is very reasonable too.

My husband is allergic to feathers and so the bedding provided was not super comfortable. Breakfast not worth it in my opinion.

My only comment for an improvement if they are really keen to be environmentally friendly is to reduce the number of amenities that are single use and wrapped in plastic on offer for guests to take up to their room.

Perfect location in downtown Kyoto. The staff were so friendly and welcoming. Their English was very good. Very comfortable bed.

The rooms are really small, you can hardly cross each other (as ‘average’ Europeans).

The location is great, walking distance to many restaurants and shops as well aa easy access to public transport to get to the shrines. Rooms were nice and well equipped.

If I were to nitpick it's that room was a bit cramped for two people and their luggages.

Excellent location, also great amenities, they had everything from cleansing oil to hair milk and face mask. I liked that this hotel is in a prime location and walkable to all important Kyoto attractions such as Pontocho (less than 5 min walk), and Higashiyama (15 min walk). The train station is around 8 min (by walk). We found out that a tea ceremony we had booked musch before, ended up being only 5 minutes away. Given that Kyoto is less subway connected than Osaka and Tokyo, the location makes this a great stay. The room style had a quaint and classic architectural feel you see in pictures.

Room was quite small but that was to be expected as we booked a small double. Very good value for the price we paid.

Great location with easy walk to the modern shopping but also across the river to some of the ancient sites. Very convenient to several bus stops and metro which between them made accessing further away sites very easy. Hotel was very clean and everything was in 100% top condition. Staff were very friendly, was able to get early check in as our room was ready. Very quiet, no traffic or external noise even though the hotel is in a busy area. Bed was very, very comfortable. Nice little lounge area with a free coffee machine, chilled water and ice.

Location is fantastic. There are bus stops in front of the hotel, which take you to most of the tourism spots. Walking distance to the river, retails and restaurants and bars.
