United StatesGOOD THINGS: - Easy check in and check out with clear instructions and guide book for our stay. - Host was very pleasant and would accommodate our needs promptly during our stay. - Location was very convenient to everything we wanted. - Our room was very warm during February month which was nice. - Washer and dryer machines provided in the common area for a small fee. - Tatami flooring was clean and looked new. - Relatively affordable price. NEEDS IMPROVEMENT: - Our place was not completely clean. There was someone's dirty hair tie on the floor. Paper shoji doors had stains and small wrips in the them. - Our view from the room 4 was not ideal as it was looking into another property's fence. - Heater in the ceiling was dusty and fully exposed. For some reason the wooden panel that covered it was missing and the owner did not explain why. - Only two towels and two face/hand towels provided and you need it wash it yourself. No free towels provided. - One of our mattresses had a big wrinkle in the middle which made sleeping experience uncomfortable and the cover it came in had a broken zipper. Fortunately, the owner replaced it on the following day.

United StatesThe huge tub in the photos either was not present or only available in one specific room, and it wasn’t any of the ones we rented despite it being advertised in the photo. So don’t get your hopes up for that. We also had to clean our own shower drain as it refused to drain. That was gross in a guesthouse.
This spot was nicely tucked away from the chaos of Gion but close enough to be only a 10 minute walk. The facility was easy to get in to, communication was good, and laundry was easy.

Czech RepublicCould be tricky for people with mobilty issues due to stairs, nowhere to hang towels in bathroom. Would be good to have additional pillows available as f.e. both me and my partner normally use 2 pillows to sleep on. But I loved my stay, these are not very big issues at all.
Lovely and clean ryokan. I liked the shower and bathroom area as well. Staff were also very helpful. Washing machine and microwave were also available.

United StatesIt has nothing to do with the resort but next to the place was abandoned lot compiled with debris but again that's not about the resort.
Well designed and thought after using space upstairs and downstairs. Having a futon upstairs and regular spring beds downstairs was a good idea. Love the bathroom very modern. 12 minute walk to Kiyomizu-Monzenkai temple

AustraliaWe were given one towel for 2 people and there is no staff around to assist. I emailed and someone knocked on our door with another towel at 10pm which I found a little late. There were 2 dirty, damp towels in a bin under the sink which wasn’t ideal when we arrived and our bin was only emptied once in 4 days. Also, the photos show a spa but this isn’t for use unless you book a family room. The heating is good in the room, but doesn’t reach the bathroom so in the morning it is FREEZING when you go to shower. Small things, but in winter this made a difference.
The traditional room was beautiful and comfortable. There is a luggage lift to assist in climbing the stairs with luggage and the self-check-in was easy.

New ZealandWe were hoping for Ryokan experience. The room we had appeared to have been built or added to existing building. It was very cave like and Unfortunately had a very strong, extremely unbearable smell. There was mould growing on the wall and in pockets of every room. We took several photos to explain to management. We could not tolerance the smell and were worried about breathing mould spores all night in window less cave. We move out within hours and contacted Matsutani and Bookings.com to explain our concerns. We never heard a single word back from either. No discussion, no refund. Two lessons from this - don’t use Bookings.com, read accommodation reviews very carefully and do your research. I did and still ended up paying for two hotel rooms. I would have been less concerned if the Ryokan was a reasonable price or fair value but it was not. It was extremely expensive.
